SC Dismisses Sharanam AOA Plea Over Additional FAR for Great Value Ekanam
The Supreme Court has declined to interfere with the Allahabad High Court’s decision upholding additional FAR granted to Great Value Ekanam in Noida Sector 107, bringing the legal challenge to an end.

Noida: The Supreme Court of India on September 22, 2026, dismissed a Special Leave Petition (SLP) filed by the Great Value Sharanam Apartment Owners Association (AoA) challenging the grant of additional Floor Area Ratio (FAR) to Great Value Realty’s Ekanam project in Sector 107, Noida. The apex court said it was not inclined to interfere with the Allahabad High Court’s earlier judgment.
The matter concerned the approval granted by the Noida Authority for additional FAR for Great Value Ekanam. The Allahabad High Court had previously rejected the Association’s writ petition and upheld the relevant orders of the Noida Authority and the State Government. The Supreme Court’s latest order means that the High Court judgment continues to remain effective.
The legal proceedings originated from the Sharanam AoA’s challenge to the Noida Authority’s decision to sanction additional FAR for the Ekanam project. FAR determines the amount of floor space that can be developed on a given plot and can therefore have a direct bearing on the development potential of a project.
During the earlier proceedings, the Allahabad High Court noted that the Noida Authority had conducted a verification exercise regarding homeowner consents. According to the court record, the Authority found 978 valid consents and considered them to represent majority consent. The court also noted that the Authority had followed the prescribed procedure for inviting applications and objections.
After hearing the senior counsels representing the parties, the Supreme Court recorded that it was “not inclined to interfere” with the Allahabad High Court’s judgment and order. The SLP filed by the Sharanam AoA was consequently dismissed.

Senior Advocate Mukul Rohatgi said the Supreme Court found no grounds to interfere with the High Court’s decision and that the dismissal brings finality to the challenge before the court.

He said the company can now move beyond the matter and concentrate on its future plans, while reiterating Great Value Realty’s stated commitment to responsible development, transparent stakeholder engagement and projects intended to create long-term value.
The Supreme Court’s dismissal leaves the Allahabad High Court’s judgment in place, providing greater legal clarity around the additional FAR approved for Great Value Ekanam.
For stakeholders associated with the project, the decision removes the pending Supreme Court challenge over the specific FAR approval. The ruling also leaves the orders issued by the relevant authorities undisturbed.
With the SLP dismissed, the legal proceedings challenging the additional FAR approval have reached their latest stage before the Supreme Court. Great Value Realty can now continue focusing on the development and execution of its plans for Ekanam, subject to applicable approvals, regulations and other statutory requirements.
