- 27 flats are available across Vasundhara Sectors 4C, 16A, 16B and 17H.
- Reserve prices start at about ₹26 lakh, while higher-category properties go up to around ₹2.36 crore.
- Registration runs until August 24, with the e-auction scheduled for August 25, 2026.
Ghaziabad: Homebuyers looking for flats in Ghaziabad can now bid for properties offered by the Uttar Pradesh Housing and Development Board (UPAVP) in Vasundhara. The authority has included 27 residential flats in its August 2026 e-auction, covering EWS, MIG and HIG categories.
Registration for the auction opened on August 10 and will continue until August 24, 2026, with bidding scheduled for August 25. UPAVP’s current auction programme confirms the August 25 e-auction and the August 10–24 registration and payment window.
The properties are spread across Vasundhara Sectors 4C, 16A, 16B and 17H. The listed inventory includes 10 EWS flats in Sector 4C, seven EWS flats in Sector 17H, six MIG flats in Sector 16B and four HIG flats in Sector 16A. Reserve prices vary by property, starting at roughly ₹26 lakh for some EWS flats and extending to about ₹2.36 crore for higher-value properties.
These are reserve prices for auction purposes, not guaranteed final purchase prices, as the final amount will depend on bidding.
For buyers, the auction is significant because Vasundhara is an established residential locality in Ghaziabad with access to the Delhi-NCR transport network. Its proximity to Vaishali Metro and the wider Delhi Metro network, along with connectivity toward the Delhi-Meerut Regional Rapid Transit System (RRTS) corridor, makes location and potential rental demand important factors to consider. However, buyers should evaluate each flat individually rather than assuming that connectivity alone makes a property a good investment.
The most affordable properties in the auction are in the EWS category. Ten flats are listed in Sector 4C, while another seven are available in Sector 17H.
The EWS units vary in size. Flats in Sector 17H are listed at approximately 42.35 square metres, while those in Sector 4C are around 37 square metres. Reserve prices differ between individual properties, with some Sector 17H units priced at roughly ₹28.76 lakh to ₹29.60 lakh and Sector 4C properties starting in the ₹26 lakh-plus range.
EWS eligibility is subject to income-related conditions. According to the scheme details, applicants seeking EWS properties need to meet the prescribed family-income limit and provide the required income certificate.
The auction also includes six MIG flats in Sector 16B and four HIG flats in Sector 16A.
The HIG properties are substantially larger, with the listed area reaching around 135 square metres. Their reserve prices are considerably higher than the EWS inventory, with some properties starting around ₹1.70 crore and higher-value listings reaching approximately ₹2.36 crore.
Since the properties are being auctioned, buyers should not consider the reserve price to be the final cost. Competition during bidding can push the acquisition price higher. Buyers should therefore establish a maximum budget before participating rather than making decisions solely on the basis of the initial reserve price.
UPAVP’s official e-auction information confirms that residential and other properties under its schemes are being offered through an online auction, with registration and token-money payment scheduled between August 10 and August 24, 2026. The authority has also published rules, property details and instructions for applicants on its auction platform.
The official UPAVP auction portal allows prospective buyers to search properties by location, property type, reserve price and other details. Applicants should rely on the property-specific information and auction documents published by the authority before making any payment or placing a bid.
One of the most important considerations is the physical condition of the property. Some of the flats being auctioned are not new inventory, so a low reserve price does not necessarily mean a low overall acquisition cost.
Prospective buyers should inspect the individual flat, building, common areas, lifts, electrical and plumbing systems and other available facilities before bidding. Any expected expenditure on repairs, renovation, maintenance or upgrades should be added to the purchase budget.
This is particularly important for buyers considering MIG or HIG properties, where even a relatively small percentage of renovation expenditure can translate into a substantial additional cost.
Who Can Apply for UPAVP Vasundhara Flats?
The auction is open to eligible Indian citizens aged 18 years and above, subject to the category-specific conditions.
For EWS properties, applicants need to satisfy the prescribed income criteria and submit the relevant documentation. The source information puts the annual family-income threshold at below ₹3 lakh for the EWS category.
The MIG and HIG properties do not carry the same income restriction mentioned for EWS units. However, applicants must comply with all other conditions specified in the official auction documents.
EMD and Other Costs Buyers Should Consider
Applicants are required to deposit the applicable Earnest Money Deposit (EMD) or token amount for the property they want to bid for. The amount varies depending on the property.
For some EWS flats, the EMD is in the approximate range of ₹1.35 lakh to ₹1.73 lakh, while higher-value properties require larger deposits. Buyers should check the exact amount against the individual property listing before registering.
The EMD should not be confused with the total purchase cost. Buyers should also account for applicable registration, stamp duty, taxes, maintenance, renovation and other charges wherever applicable.

How to Apply for the UPAVP Vasundhara E-Auction?
The application and bidding process is online. Buyers should first review the available properties and identify the specific flat they want to bid for.
Applicants should then register through the UPAVP e-auction system, complete the required details and deposit the applicable amount within the prescribed deadline. The official auction platform provides property-search tools and details for prospective bidders.
Before completing the application, buyers should verify the property number, sector, carpet/built-up area, reserve price, EMD, eligibility requirements and auction conditions. It is also advisable to keep all required documents ready in advance to avoid last-minute problems.
Vasundhara is an established residential locality in Ghaziabad and benefits from its position close to Vaishali, Kaushambi and other established parts of the Delhi-NCR region.
For homebuyers, metro access and road connectivity can make a difference to daily commuting. For investors, the same factors can influence tenant demand and rental prospects. However, rental returns should be assessed using the actual purchase price, expected renovation expenses, prevailing rents and the condition of the specific property.
What Buyers Should Check Before Bidding?
Before placing a bid, prospective buyers should:
- Visit the flat and inspect its actual condition.
- Check the condition of the building and common facilities.
- Verify the property’s area and reserve price from the official listing.
- Compare the reserve price with comparable properties in Vasundhara.
- Calculate renovation and maintenance costs.
- Check the exact EMD/token amount.
- Decide the maximum bid amount in advance.
- Evaluate rental potential separately if buying for investment.
- Read the complete UPAVP auction rules and property-specific terms.
- Avoid making a bid based only on the headline reserve price.
With registration closing on August 24, interested buyers have limited time to complete the application, arrange the required deposit and inspect the properties. The online auction is scheduled for August 25, 2026.
The key point for buyers is that these flats should be evaluated as individual auction properties rather than simply as discounted homes. The final bid, property condition, renovation requirements and additional charges will determine the actual value of the purchase.
