Supreme Court to Hear Noida Sports City Cases from December 9; Lotus Green Matter First
The Supreme Court has scheduled separate hearings for Lotus Green, Logix and Three C Sports City projects, as homebuyers challenge revised plans and a CBI investigation examines alleged irregularities.

- Lotus Green Sports City cases in Sector 150 will be heard on December 9, 2026.
- Logix Sports City petitions are scheduled for December 16, followed by Three C on January 20, 2027.
- Homebuyers have challenged the revised Lotus Green layout plan, while Noida Authority has defended its approval.
Noida: The Supreme Court is set to begin hearing petitions related to three disputed Sports City projects in Noida and Greater Noida’s neighbouring areas of Gautam Buddh Nagar from December 9, 2026. The first batch concerns Lotus Green Sports City in Sector 150, where allegations of irregularities in land allotment, project planning and development have led to legal proceedings and a Central Bureau of Investigation (CBI) probe.
The court has divided the matters into three separate hearing dates. Petitions concerning Logix Sports City (SC-01) in Sector 150 will be taken up on December 16, 2026, while cases related to Three C Green Sports City in Sectors 78 and 79 are scheduled for January 20, 2027. The schedule follows an order passed on October 6, 2026, by a Supreme Court bench comprising Justices MM Sundresh and PB Varale.
The legal dispute gained momentum after the Allahabad High Court, in its February 24, 2025, judgment, directed the CBI to investigate alleged irregularities in the allotment and development of the three Sports City projects.
The investigation was also directed to examine possible collusion involving officials of the Noida Authority, which owns and allots the land. Residents and developers subsequently approached the Supreme Court, challenging the High Court’s decision.
During earlier proceedings, the CBI informed the Supreme Court that its investigation had established a prima facie case. The agency also requested the court to lift the stay on coercive action imposed during the proceedings so that the investigation could move forward.
A major point of disagreement concerns the revised layout plan submitted for Lotus Green Sports City in Sector 150.
Homebuyers have argued that the project’s actual development plans do not match the commitments made in the original brochure. According to their concerns, approximately 70% of the project area was supposed to be reserved for open spaces, recreational activities and sports facilities.
They have also filed an intervention application in the Supreme Court challenging the revised layout plan approved by the Noida Authority on May 6, 2026. The homebuyers contend that the revised plan is even less favourable than the earlier revised master layout plan of 2017.
The dispute involves the interests of thousands of buyers who invested in residential units within the Sports City development.
In an affidavit submitted before the Supreme Court, the Noida Authority defended the revised layout plan, stating that it was prepared to facilitate project development while protecting the interests of homebuyers.
According to the Authority, Lotus Green Constructions Private Limited submitted the revised layout plan following the Supreme Court’s November 2025 directions. The proposal was approved during the Noida Authority’s 222nd board meeting in April 2026 and formally notified on May 6, 2026.
The Authority stated that the total area of Lotus Green Sports City is 13,29,745 square metres. Its proposed land-use distribution is as follows:
| Land-use category | Proposed area |
|---|---|
| Residential | 3,92,275 sq. m. |
| Commercial | 6,648 sq. m. |
| Recreational, sports, institutional facilities and open spaces | 9,30,822 sq. m. |
| Total | 13,29,745 sq. m. |
The Authority maintains that approximately 70% of the total land area has been allocated to recreational and related facilities. It also stated that drawings for the proposed sports facilities were examined by the Sports Authority of India (SAI).
Before approving the revised layout, the Authority had issued a public notice in February 2026 inviting objections and suggestions.
Conditional Occupancy Certificates Issued for Four Sector 150 Projects
In another development, the Noida Authority informed the Supreme Court that conditional occupancy certificates had been granted to four projects under the SC-02 Sports City development in Sector 150.
The certificates were issued to projects developed by:
- Brickrise Developers
- Ace Infracity Developers
- Land Kart Builders
- Samridhi Infra Square Private Limited
According to the Authority, these approvals were granted after the respective developers cleared 100% of their outstanding dues.
The Authority also stated that the revised resolution plan provided certain benefits to the project, including a zero-period concession covering April 2020 to April 6, 2026, along with an extension of time.
The Noida Authority has also informed the Supreme Court that it has handed over the relevant documents and records to the CBI following the Allahabad High Court’s February 2025 investigation order.
The Authority further referred to proceedings before the Public Accounts Committee (PAC) of Uttar Pradesh. According to its affidavit, the committee disposed of observations raised by the Comptroller and Auditor General (CAG) concerning the Sports City project in August 2024 and issued directions to the Noida Authority.
However, the ongoing Supreme Court proceedings will consider the legal challenges surrounding the projects, including objections raised by homebuyers and the Authority’s submissions defending the revised development plan.
The Supreme Court hearings scheduled for December 2026 and January 2027 will be important for determining the future course of the three Sports City projects.
The first hearing on December 9 will focus on Lotus Green Sports City, followed by Logix Sports City on December 16. The Three C Green Sports City matters will be heard on January 20, 2027.
The proceedings are particularly significant for homebuyers awaiting clarity on construction, project approvals and promised sports and recreational facilities. The court’s consideration of the revised layout plan and the ongoing CBI investigation may also influence the future development of these projects.
For now, the final outcome remains subject to the Supreme Court’s hearings and subsequent orders.
