GDA Launches Madhuban-Bapudham Plot Scheme Starting at ₹14 Lakh

The Ghaziabad Development Authority (GDA) has launched a new housing scheme offering 350 residential plots through an online application and e-lottery system.

Ghaziabad Development Authority has launched a new residential plot scheme under the Madhuban-Bapudham Housing Scheme 2026, bringing relief to homebuyers waiting for affordable government plots in Ghaziabad. Amid rising land prices and limited housing options, the scheme is being seen as a major opportunity for middle and upper-middle-class families looking to own property in the city.

According to GDA officials, a total of 350 vacant residential plots will be allotted under the scheme. The entire process, including application submission and plot allotment, will be conducted digitally to ensure transparency and eliminate irregularities.

The online application process began on May 11 and will continue till May 25. Interested applicants can apply only through the official GDA website.

Officials have advised applicants to stay cautious of brokers and fraudulent agents, as the process is completely online and does not require any intermediary involvement.

Under the Madhuban-Bapudham Housing Scheme, residential plots ranging from 40 square metres to 200 square metres will be offered in five different categories. The authority has included both small and large-sized plots to accommodate buyers from different income groups.

GDA stated that the scheme has been designed to benefit a larger number of applicants by offering multiple plot-size options.

The starting price for plots under the scheme is around ₹14 lakh. Prices vary according to the size of the plot.

Here is the expected pricing structure:

  • 40 sq. m. plot – approximately ₹14 lakh
  • 60 sq. m. plot – approximately ₹21 lakh
  • 90 sq. m. plot – approximately ₹31.5 lakh
  • 150 sq. m. plot – approximately ₹52.5 lakh
  • 200 sq. m. plot – approximately ₹70 lakh

The scheme has generated strong interest among buyers looking for affordable residential property in Ghaziabad through a government-backed housing initiative.

GDA has confirmed that all plot allotments will be carried out through an e-lottery system. The digital process aims to maintain transparency and remove the possibility of manual interference or manipulation during allotment.

The authority believes the system will ensure equal opportunity for all eligible applicants.

Documents Required for Application

Applicants will need to upload the following mandatory documents while applying online:

  • Aadhaar Card
  • PAN Card

At the time of registration, applicants from the general category will have to deposit 10 percent of the total plot price, while reserved category applicants will need to deposit 5 percent.

To make payments easier, GDA has also introduced the option to pay the remaining amount in eight installments. Buyers opting for full upfront payment will receive a 6 percent discount.

The authority has stated that possession of the plots will be handed over within three years after full payment is completed.

Only Indian citizens are eligible to apply for the scheme. Applicants must be at least 18 years old.

Another important condition is that neither the applicant nor any member of their family should already own property in Ghaziabad.
