Supertech: NCLAT Seeks Firm Timelines for 16 Delayed Housing Projects

Noida: The National Company Law Appellate Tribunal (NCLAT) has sought firm timelines for the completion of 16 delayed housing projects of Supertech Limited, raising concerns over the lack of visible progress despite earlier directions. The matter concerns stalled projects in Noida and other locations where homebuyers have been awaiting progress for an extended period.
The tribunal’s latest proceedings followed a status report submitted by the Court-Appointed Committee on September 10, 2026. NCLAT questioned why directions issued earlier had not been fully implemented and why construction had not started within the expected timeframe. The issue is significant for thousands of affected homebuyers who are waiting for their projects to move towards completion.
Under an earlier NCLAT order dated May 6, 2026, several conditions were required to be completed by July 31, 2026. These steps were intended to clear the way for the National Buildings Construction Corporation (NBCC) to take forward construction activities.
The earlier schedule envisaged construction beginning from October 1, 2026, subject to the completion of the required conditions. NBCC was also expected to process and award construction contracts according to the prescribed schedule.
However, the committee’s September 10 status report pointed to difficulties in meeting some of these requirements. NCLAT observed that the report did not provide revised or prospective dates for completing the outstanding conditions or for the actual start of construction.
The tribunal, comprising Justice Yogesh Khanna, officiating Chairperson, along with technical Members Barun Mitra and Ajai Das Mehrotra, directed the committee and NBCC representatives to establish clear and specific timelines.
The tribunal also took note of information that certain documents required by NBCC had allegedly not been provided by Supertech’s suspended management. NCLAT directed that a list of the outstanding documents be submitted to the tribunal and shared with the counsel representing the suspended management.
The matter has been listed for further consideration on September 25.
The proceedings are important for homebuyers associated with the 16 delayed projects because construction timelines remain dependent on completing several administrative, documentation and other pending requirements.
For affected buyers, the absence of revised deadlines creates uncertainty over when construction will actually begin. Firm timelines from the committee and NBCC could provide greater clarity on the sequence of pending compliance, contract awards and construction activities.
The Court-Appointed Committee and NBCC representatives are now expected to provide specific dates for completing the outstanding requirements and commencing construction. The pending documentation issue is also expected to be addressed.
NCLAT will review the progress when the matter comes up on September 25. Further directions could provide greater clarity on the implementation schedule for the delayed Supertech projects.
