Madhuban Bapudham Plot Scheme: GDA to Charge ₹5 Per Sq. Meter Monthly Until Township Handover

Ghaziabad: Ghaziabad Development Authority (GDA) has clarified that successful applicants under the Madhuban Bapudham Plot Scheme will have to pay a monthly maintenance charge of ₹5 per square meter after plot allotment. The charges will remain applicable until the township’s maintenance is officially transferred to the Ghaziabad Municipal Corporation.
With more than 19,000 applications received for just 350 residential plots, understanding these additional costs has become important for prospective buyers.
While plot prices under the scheme start at around ₹14 lakh, the total cost does not end with the purchase price. According to the scheme brochure, residential plot owners must pay ₹5 per square meter per month as maintenance charges, with GST applicable separately. Buyers will also need to arrange electricity and water connections at their own expense through the respective government departments.
The maintenance charges for other property categories are different. Community facilities and schools will be charged ₹2 per sq. meter, institutional and office plots ₹7.50 per sq. meter, commercial plots and flats ₹10 per sq. meter, while constructed shops will attract a maintenance fee of ₹20 per sq. meter every month.

As mentioned in the official GDA scheme brochure, the authority will be responsible for maintaining roads, parks, street lighting, and other civic infrastructure within the township until these services are formally handed over to the Municipal Corporation. During this period, all allottees will be required to pay the prescribed maintenance charges.
The brochure also states that successful applicants must pay a 12% freehold charge on the plot value, along with applicable GST.
Apart from maintenance and freehold charges, buyers should also budget for several additional expenses. Premium plots will attract extra charges 5% each for corner plots, park-facing plots, and plots facing roads of 18 metres or wider. However, if a plot has all three premium features, the maximum additional premium will be capped at 12%, instead of 15%.
All registration expenses, including stamp duty and documentation charges, will be borne by the allottee. If the plot value exceeds ₹50 lakh, buyers must also deduct and deposit 1% TDS as per Income Tax rules. Any future government taxes or statutory charges imposed by GDA or other authorities will also be payable by the allottee.
The draw for the Madhuban Bapudham Plot Scheme is awaited by thousands of applicants. Before the allotment process begins, applicants are advised to carefully review the official scheme brochure and calculate the complete cost of ownership, including maintenance charges, freehold fees, GST, registration expenses, and any applicable location premiums. Planning these expenses in advance can help buyers avoid unexpected financial burdens after allotment.
