Shalimar Paints Subsidiary to Sell Gurugram Property for ₹50 Crore
Shalimar Adhunik Nirman will sell its Gurugram property for ₹50 crore, while Edelweiss Alternatives has strengthened its commercial real estate portfolio by acquiring a nearly fully leased office park in Pune.

Shalimar Paints’ subsidiary Shalimar Adhunik Nirman has signed an agreement to sell a property located in Sector 32, Urban Estate, Gurugram, for ₹50 crore. The company disclosed that the buyer is Sparton Growth Comtrade, and the transaction will be completed through phased payments before the registration of the sale deed.
At the same time, Edelweiss Alternatives Asset Advisors (EAAA) announced the acquisition of a premium commercial office park in Pune, reflecting continued activity in India’s commercial real estate market.
According to the agreement, Shalimar Adhunik Nirman will receive the total sale consideration of ₹50 crore in multiple installments, with the full payment expected on or before the execution and registration of the final sale deed. The Gurugram asset forms part of the company’s real estate holdings, and the transaction is expected to help unlock value from the property.
Separately, Edelweiss’ commercial real estate fund Rental Yield Plus (RYP) has acquired a Grade-A office park in Pune. The commercial project offers approximately one million square feet of gross leasable area and currently enjoys an occupancy level of 95%, indicating strong tenant demand.
In its regulatory filing, Shalimar Adhunik Nirman confirmed that it has entered into a definitive agreement with Sparton Growth Comtrade for the sale of the Gurugram property, with payments structured in tranches before registration. Edelweiss, meanwhile, stated that the Pune acquisition has been completed through its alternatives platform, strengthening the Rental Yield Plus fund’s commercial real estate portfolio.
The Gurugram property sale is expected to provide Shalimar Paints’ subsidiary with additional liquidity while allowing it to monetize a non-core real estate asset. For Edelweiss, the acquisition further increases its exposure to high-quality income-generating commercial properties.
With the newly acquired Pune office park, the fund’s total portfolio has expanded to 5.2 million square feet, including around one million square feet under binding agreements, reinforcing its position in India’s office real estate segment.
The Gurugram transaction will move toward completion once the remaining payments are received and the sale deed is formally registered. Meanwhile, Edelweiss is expected to integrate the Pune office park into its Rental Yield Plus portfolio and continue focusing on acquiring leased commercial assets that generate stable rental income. Both transactions highlight ongoing momentum in India’s commercial property market despite changing economic conditions.
