Ghaziabad: Ghaziabad Development Authority (GDA)’s Madhuban Bapudham Plot Scheme has received an overwhelming response from homebuyers, with thousands of aspiring property owners rushing to secure a chance to own residential land in one of the city’s prominent planned developments.

According to GDA officials, nearly 20,000 application forms have already been sold, resulting in approximately ₹700 crore being deposited into the authority’s account through application fees and registration amounts. The strong demand highlights the growing appetite for affordable residential plots in the National Capital Region (NCR), especially in Ghaziabad.

The scheme has become particularly attractive because the plots are being offered at rates significantly lower than prevailing market prices in surrounding areas. For many families looking to build their dream homes, the scheme represents a rare opportunity to purchase land at government-allotted rates.

The enthusiasm surrounding the scheme has far exceeded initial expectations. While only 350 plots are available for allotment, the number of applicants continues to rise rapidly.

Current estimates suggest that there are already around 57 applicants competing for every available plot, making the lottery process highly competitive.

The last date to apply for the scheme is June 4, and officials expect a further surge in applications during the final days of registration. Based on current trends, the total number of applications could reach between 22,000 and 25,000 before the deadline closes.

Officials believe many prospective buyers are waiting until the final days to complete their applications, a trend commonly seen in government housing and plot allotment schemes.

One of the biggest reasons behind the popularity of the Madhuban Bapudham scheme is its pricing.

The GDA is offering plots at ₹35,000 per square metre, which is considerably lower than the prices being quoted in nearby private developments and resale markets.

For middle-class families, first-time homebuyers, and long-term investors, this price advantage makes the scheme an attractive option. The possibility of acquiring a legally approved residential plot at a government rate has encouraged thousands of applicants to participate.

Real estate experts note that land remains one of the most preferred investment options in NCR due to its long-term appreciation potential and flexibility for future construction.

To cater to different budget segments and family requirements, the scheme offers plots in a variety of sizes.

Available plot categories range from 40 square metres to 200 square metres, allowing applicants to choose according to their financial capacity and future housing needs.

This diversity has helped attract buyers from different income groups, including young professionals, small families, investors, and individuals planning to construct larger independent homes.

Interested applicants are required to purchase an application form priced at ₹1,100.

In addition to the form fee, applicants must deposit a portion of the plot cost as a registration amount. The deposit requirements vary by category:

  • General category applicants must deposit 10% of the plot value.
  • Scheduled Caste (SC) and Scheduled Tribe (ST) applicants need to deposit 5% of the plot value.

GDA officials have clarified that allotment will be conducted through a transparent lottery system once the application process concludes.

According to GDA Additional Secretary P.K. Singh, the response to the scheme has been much stronger than anticipated. He stated that the authority expects application numbers to continue rising until the closing date.

The overwhelming participation demonstrates the strong demand for affordable and planned residential development in Ghaziabad. It also reflects growing confidence among buyers in government-backed housing initiatives that offer transparent allotment processes and competitive pricing.
