YEIDA to Launch Two New Residential Plot Schemes Near Noida Airport During Festive Season
YEIDA is planning two fresh residential plot schemes near Noida International Airport this festive season, offering plots for LIG and general buyers while introducing stricter eligibility rules.

The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to roll out two new residential plot schemes near the upcoming Noida International Airport during the festive season, with the launch expected around October. The decision comes after the authority witnessed an overwhelming response to its previous residential plot scheme earlier this year, highlighting the growing demand for housing in the airport region.
The upcoming schemes will cater to both low-income buyers and the general public. According to YEIDA officials, detailed guidelines, pricing, and the total number of plots are currently being finalised and are expected to be announced within the next few weeks. The development is significant because demand for residential land around the Noida International Airport continues to rise as infrastructure projects move forward.
YEIDA CEO RK Singh said that one of the upcoming schemes will be exclusively designed for the Low Income Group (LIG), where each plot will measure 40 square metres. The second scheme will target general category buyers and will include residential plots ranging from 162 square metres to 300 square metres.
The plots are expected to be developed in Sector 5, located approximately 2 to 3 kilometres from the Noida International Airport. Officials said the authority is still working on the final framework, including pricing, plot inventory and other operational details.
YEIDA is also considering introducing a new eligibility condition. Under the proposed rule, applicants who have already received a residential plot from YEIDA, the Noida Authority or the Greater Noida Authority may not be allowed to apply. The objective is to improve access for first-time homebuyers and ensure a wider distribution of residential plots.
Speaking about the upcoming launch, YEIDA CEO RK Singh said that the authority is currently finalising the modalities of both schemes, including pricing and the number of plots to be offered.
He also noted that buyer preferences vary depending on family size. Larger families generally prefer purchasing residential plots for future construction, while smaller nuclear families often choose apartments. According to him, both housing options continue to witness healthy demand in the region as development around the airport gains momentum.
The announcement is expected to generate strong interest among homebuyers and investors looking to secure property near the Noida International Airport. The area has become one of the fastest-growing real estate destinations in the National Capital Region due to major infrastructure projects, improving connectivity, and relatively affordable land prices.
Industry observers believe the proposed eligibility rule could provide genuine first-time buyers with a better opportunity to own land, while reducing participation from repeat allottees.
YEIDA’s plotted developments have consistently attracted heavy demand, reflecting growing confidence in the long-term development potential of the Yamuna Expressway region.
YEIDA is expected to announce complete details of both residential plot schemes within the next 15 to 20 days. The authority will reveal the final pricing, number of available plots, eligibility criteria, and application schedule before officially opening registrations during the festive season.
The previous residential plot scheme, launched in April, received an overwhelming response. YEIDA allotted 973 residential plots through a draw of lots in June after receiving more than 1.10 lakh valid applications, averaging around 113 applicants for every available plot.
Among all categories, 200-square-metre plots attracted the highest demand, receiving over 57,000 applications for just 481 plots, while 162-square-metre plots also witnessed significant interest. A limited number of larger plots measuring 183 sqm, 184 sqm, 223 sqm, and 290 sqm were offered across Sectors 15-C, 18 and 24, further demonstrating the strong appetite for residential land near the upcoming airport.
