Manav Sardana Buys ₹271 Crore Penthouse at DLF’s The Dahlias

Gurugram: Entrepreneur Manav Sardana has reportedly purchased a ₹271 crore penthouse at DLF’s The Dahlias, an ultra-luxury residential project in DLF Phase 5, Gurugram. According to sources familiar with the transaction, the high-value property deal involves one of the project’s large-format penthouses.
The penthouse spans approximately 17,200 sq ft of super area, while its carpet area is around 10,500 sq ft. At the reported transaction value of ₹271 crore, the property works out to approximately ₹1.58 lakh per sq ft on super area and nearly ₹2.6 lakh per sq ft on carpet area. Manav Sardana is an entrepreneur who has been associated with Imperial Auto.
DLF launched The Dahlias in October 2024 as a super-luxury residential development in DLF Phase 5, Gurugram. Spread across approximately 17 acres, the project comprises around 420 apartments and penthouses.
Homes at The Dahlias are aimed at the top end of India’s residential market. Regular apartments in the development are priced at approximately ₹100 crore to ₹170 crore, while penthouses command higher prices depending on their size and configuration.
DLF expects The Dahlias to generate more than ₹40,000 crore in total revenue. More than 65% of the units in the project have already been sold, according to available information.
A ₹271 crore residential transaction highlights the scale that Gurugram’s ultra-luxury property market has reached. The reported price of approximately ₹1.58 lakh per sq ft on super area places the penthouse firmly within India’s high-end residential segment.
Demand for luxury housing has strengthened across major Indian cities in the years following the COVID-19 pandemic. Gurugram and Mumbai, in particular, have witnessed several large-ticket transactions involving premium apartments and penthouses.
Projects such as The Dahlias are targeted at wealthy homebuyers looking for significantly larger residences, premium locations and high-end amenities rather than conventional apartment configurations.
The reported penthouse transaction comes at a time when DLF has seen a sharp year-on-year decline in quarterly sales bookings.
The company’s sales bookings, or pre-sales, stood at ₹657 crore during the first quarter of FY 2026-27, representing a decline of around 94%. The lower bookings came during a quarter in which DLF did not launch a new project.
For FY 2025-26, DLF recorded sales bookings of ₹20,143 crore, around 5% lower than the record ₹21,223 crore reported in the preceding financial year.
Despite the weak start to the current financial year, the developer has maintained its ₹20,000 crore sales bookings guidance for FY 2026-27.
DLF reported a 4% increase in consolidated net profit to ₹793.90 crore for the quarter ended June 2026.
However, the company’s total income declined considerably during the same period. Total income stood at ₹1,605.56 crore in Q1 FY 2026-27, compared with ₹2,980.88 crore during the corresponding quarter of the previous financial year.
DLF remains one of India’s largest real estate developers. The company has developed more than 185 projects covering over 352 million sq ft and has approximately 275 million sq ft of development potential across its residential and commercial portfolio.
The progress of The Dahlias will remain important for DLF as the developer works towards its ₹20,000 crore sales bookings target for the current financial year.
With more than 65% of the project’s inventory reportedly sold and expected revenue exceeding ₹40,000 crore, The Dahlias could continue to play an important role in DLF’s luxury residential portfolio.
The ₹271 crore penthouse transaction also provides another indication of the demand for ultra-luxury homes in Gurugram, particularly for large residences in established premium locations such as DLF Phase 5.
