Noida: Tensions escalated at Tata Eureka Park in Sector 150, Noida, after residents staged a protest against a significant increase in Common Area Maintenance (CAM) charges. The demonstration took place on Sunday outside the society’s sales and maintenance office, where homeowners gathered to demand an immediate review of the revised maintenance rates and greater transparency regarding how maintenance funds are being utilized.

According to residents, the maintenance fee has been increased from ₹4.96 per square foot to ₹7.30 per square foot, representing a hike of nearly 48 percent. Many homeowners claim this is the second substantial increase within a year, adding to the financial burden on families already dealing with rising household expenses.

While acknowledging that operational expenses and labor costs have risen in recent years, residents argue that the increase is disproportionate and difficult to justify given the current quality of services being provided within the society.

Several residents participating in the protest stated that maintenance standards have not improved despite previous fee revisions. They pointed to recurring issues such as elevator malfunctions, delayed complaint resolution, housekeeping concerns, and security-related shortcomings.

Residents claim that day-to-day maintenance issues have become a recurring concern within the society. They allege that lifts frequently remain out of service, complaints often take longer than expected to resolve, and common areas require better upkeep.

Residents alleged that costs associated with common areas and the management of incomplete or delayed phases may be indirectly impacting existing homeowners. Protesters demanded a detailed explanation regarding how maintenance expenses are being calculated and whether any costs related to unfinished project components are being passed on to current residents.

They argued that financial decisions affecting thousands of homeowners should be communicated transparently and supported by detailed records.

A key demand from residents is the disclosure of maintenance-related financial data.

Protesters have asked the management to provide detailed records covering the past 24 months, including:

  • Maintenance expenditure statements
  • Agency and management fees
  • Vendor payments
  • Common area operational costs
  • Security and housekeeping expenses
  • Any costs linked to incomplete project phases

Residents believe that sharing these details will help build trust and provide clarity regarding the reasons behind the maintenance fee revision.

The residents have formally urged Tata Realty, CBRE, and the society management team to hold a comprehensive meeting within the next seven days.

During the proposed meeting, residents want discussions on:

  • Removal of alleged double management charges
  • Service quality improvement measures
