Noida Property Prices Rise 111% in 5 Years
Driven by massive infrastructure upgrades, expanding connectivity, and rising luxury housing demand, Noida has emerged as India's fastest-growing residential property market, surpassing Bengaluru and Gurugram in price appreciation.

Noida has emerged as India’s fastest-growing residential property market after recording a remarkable 111% increase in average home prices between 2019 and 2026, according to the latest Anarock market data. Average residential prices climbed from nearly ₹4,795 per sq. ft. in 2019 to around ₹10,780 per sq. ft. in 2026, outperforming several leading real estate markets, including Bengaluru and Gurugram. The sharp appreciation reflects growing buyer confidence and sustained investment in the city.
The city’s rapid growth is being largely attributed to continuous infrastructure development. Better road networks, expanding metro connectivity, new expressways, and the upcoming Noida International Airport have significantly improved accessibility, making Noida more attractive for both homebuyers and investors.
While Gurugram continues to have a higher average property price overall, Noida has recorded the strongest pace of appreciation over the past five years. During a similar period, Bengaluru witnessed around 66% growth, while Gurugram registered approximately 86%.
Industry experts believe Noida’s transformation is being driven by long-term infrastructure investments rather than short-term market trends. Amit Modi, Director of County Group, said the city’s rising property values reflect the maturity of its real estate market.
According to him, improved connectivity and the upcoming international airport have reshaped buyer perception, turning locations that were once considered distant into highly desirable residential destinations.
Similarly, Prateek Tiwari, Managing Director of Prateek Group, stated that Noida has become one of the most promising real estate markets in the NCR region. He credited the city’s momentum to infrastructure-led growth, expanding employment opportunities, and consistent demand from end-users.
The rapid rise in property values has strengthened Noida’s position as a preferred destination for both investors and homebuyers. The market is no longer dominated by affordable and mid-segment housing, as demand for premium and luxury residences continues to increase.
Developers are launching larger homes with modern amenities to meet evolving buyer preferences. Areas such as Sector 150 in Noida and Siddharth Vihar in Ghaziabad are witnessing growing interest from buyers seeking high-end residential projects.
Real estate experts expect Noida’s housing market to remain on a positive growth trajectory as major infrastructure projects move closer to completion. The operational launch of the Noida International Airport, ongoing metro expansion, and improving connectivity across the NCR are likely to support future demand.
If these developments continue as planned, the city is expected to remain one of India’s most attractive destinations for residential real estate investment while further strengthening its luxury housing segment.
