Executive Centre India Leases 1.15 Lakh Sq Ft at Delhi’s Worldmark in ₹309 Crore Deal

Executive Centre India has signed a nine-year lease for premium office space at Worldmark 6 in Delhi Aerocity, highlighting strong demand for Grade A office spaces in India.

New Delhi: Flexible workspace provider Executive Centre India has leased 114,950 square feet of premium office space at Worldmark 6 in Delhi’s Aerocity. The nine-year lease, valued at around ₹309 crore, began in March 2026 and is one of the latest high-value commercial office transactions in the National Capital Region. The deal highlights the continued demand for Grade A office spaces from businesses expanding their presence in India.

According to lease documents accessed by Propstack, Executive Centre India will occupy the seventh floor of Worldmark 6, a commercial project owned by Bharti Real Estate, the real estate arm of Bharti Enterprises. The company will pay a monthly rent of ₹2.47 crore and has already deposited ₹14.83 crore as a security amount. The lease agreement also includes a 15% rent escalation every three years, reflecting growing rental values in Delhi’s premium office market.

Worldmark is one of Delhi Aerocity’s largest commercial developments, spread across nearly 20 million square feet. Bharti Real Estate is currently developing the second phase of the project, including Worldmark 6, which is expected to be completed by 2027. Earlier, the company’s Managing Director and CEO said that demand for premium Grade A-plus office spaces remains strong, but supply is limited because such developments require significant upfront investment and long-term capital commitment.

The latest lease further strengthens Worldmark’s position as a preferred destination for leading corporate occupiers. In recent months, Hero MotoCorp signed a nine-year lease for over 231,000 square feet in the same building, while WeWork leased nearly 114,000 square feet for ten years. According to property data, Executive Centre and Hero MotoCorp are paying around ₹215 per square foot per month, while WeWork’s lease was signed at ₹210 per square foot.

The transaction also reflects broader growth in India’s commercial real estate sector. According to Knight Frank India, office leasing across Tier-I cities reached 40 million square feet during the first half of 2026, driven by strong demand from Global Capability Centres (GCCs), technology companies, domestic businesses, and government organisations. As premium office supply remains limited, developers expect rental values in prime business districts such as Delhi Aerocity to continue rising.
