Amazon Leases 4.17 Lakh Sq Ft Warehouse in Bhiwandi for ₹162 Crore

Amazon Seller Services has signed a nine-year lease for over 4.17 lakh sq ft of warehouse space in Bhiwandi, strengthening its logistics network near one of India’s busiest distribution hubs.

Mumbai: Amazon Seller Services Private Limited has leased more than 4.17 lakh square feet of warehouse space in Bhiwandi, near Mumbai, under a nine-year agreement with Ecobox Industrials Asset V Private Limited. According to property registration documents accessed by CRE Matrix, the lease began on June 11, 2026, with a total rental commitment estimated at over ₹162 crore.

The deal highlights Amazon’s continued investment in expanding its logistics and fulfilment network in one of India’s most important warehousing markets.

The warehouse is located in the villages of Dohale and Bokhari in Bhiwandi, a region widely recognised as a major warehousing and logistics hub serving Mumbai and western India. The lease covers a chargeable area of more than 4.17 lakh sq ft, while the agreement was officially registered on June 29, 2026. The monthly rent has been fixed at ₹1.27 crore, translating to ₹30.34 per sq ft, with rent payments scheduled to begin from October 11, 2026.

According to the lease documents, Amazon has also paid a security deposit of ₹3.80 crore. The agreement includes a 5% annual escalation in rent, along with common area maintenance (CAM) charges of ₹2 per sq ft per month. Based on these terms, the company’s total rental commitment over the nine-year lease is expected to cross ₹162 crore.

Emails seeking comments were sent to Amazon Seller Services and Ecobox Industrials Asset V Private Limited, but no official response had been received at the time of publication.

The latest transaction reflects the growing demand for large-scale warehousing facilities driven by e-commerce, retail, and supply chain expansion. Bhiwandi continues to attract leading companies because of its strategic connectivity to Mumbai, major highways, ports, and distribution centres, making it one of India’s preferred logistics destinations.

The deal also follows several significant warehouse leasing transactions in the region. In December 2025, Adani Logistics leased 66,250 sq ft of warehouse space to DMart in Raigad for a long-term agreement valued at over ₹100 crore. Earlier, in November 2025, Zomato Hyperpure leased 5.53 lakh sq ft of warehouse space in Bhiwandi at a monthly rent of around ₹1.7 crore, underscoring the sustained demand for premium logistics assets in the Mumbai metropolitan region.
