SBI Acquires 2-Acre Land and 1.83 Lakh Sq Ft Office Property in Pune for ₹414 Crore
State Bank of India has acquired leasehold land and a 15-floor office building at Kharadi Knowledge Park in Pune for ₹414 crore, according to property registration records.

Pune: State Bank of India (SBI) has acquired a major commercial property at Kharadi Knowledge Park in Pune for ₹414 crore. The transaction covers around 8,581 sq m, or nearly 2.12 acres, of leasehold land along with a multi-storey office building measuring about 1.83 lakh sq ft. The deal was registered on August 14, 2026, according to property registration records accessed by CRE Matrix.
The property is located in Kharadi, one of Pune’s established commercial and technology hubs. Under the transaction, SBI has taken over the leasehold rights to the land and ownership of the existing office building. The property has a basement, stilt level and 15 floors, along with 200 car parking spaces.
The transaction was completed through a Deed of Assignment, with Siddhivinayak Enterprises listed as the assignor and SBI as the assignee. The registered consideration for the property stands at ₹414 crore, while stamp duty of around ₹28.98 crore was paid for the transaction.
The building has a total constructed area of approximately 17,078.56 sq m, equivalent to nearly 1.83 lakh sq ft. Since the property is spread vertically across multiple floors, the built-up area is substantially larger than the underlying land parcel.
The registration documents indicate that the land is owned by the Maharashtra Industrial Development Corporation (MIDC). The plot had earlier been leased to Siddhivinayak Enterprises, and the leasehold interest has now been transferred to SBI as part of the transaction.
The acquisition therefore gives SBI rights over the existing commercial structure as well as the leasehold interest associated with the land.
Kharadi has developed into one of Pune’s key office and technology corridors, with a growing concentration of commercial buildings, technology parks and corporate workplaces. SBI’s acquisition adds to the bank’s real estate footprint in a prominent business district.
The transaction is also notable for its size, making it a significant office property acquisition by a banking institution. For SBI, acquiring an existing large office facility could provide a ready-to-use commercial asset without the need to develop a new building from the ground up.
