Jeetendra’s Rs 4.25 Lakh Pali Hill Bungalow Is Now Worth Over Rs 500 Crore

Bollywood actor Jeetendra’s first major real estate investment, bought from Bharat Bhushan in a distress sale, has transformed into one of Mumbai’s most valuable residential properties today.

Mumbai: Bollywood actor Jeetendra has revealed how a bungalow he purchased from legendary actor Bharat Bhushan for just Rs 4.25 lakh decades ago has become a property worth more than Rs 500 crore today. The property, located in Mumbai’s prestigious Pali Hill, was bought in a distress sale and later redeveloped into a residential apartment complex. The story has once again highlighted the remarkable appreciation of premium real estate in Mumbai over the years.

The actor recently shared details of the investment during an interview with The Reality Drive. He recalled that the bungalow stood on a 3,450-square-foot plot and was purchased at a time when Bharat Bhushan was facing severe financial difficulties. Although Jeetendra soon moved out of the house after a series of unsuccessful films made him believe the property was unlucky, the investment ultimately became one of the most profitable decisions of his career.

Speaking about the purchase, Jeetendra said buying a bungalow was a dream for his family, who had previously lived in a small room in Mumbai’s Girgaum area. He revealed that after purchasing the property, four consecutive film releases failed at the box office, prompting him to tell his father that the house might be bringing bad luck. The family decided to relocate. Later, when the bungalow was redeveloped, Jeetendra earned Rs 11.5 lakh simply by selling the Burma teak wood used in the old structure nearly three times the amount he had originally paid for the entire property.

The bungalow was eventually redeveloped into Gautam Apartments, a residential building comprising 82 apartments. According to Jeetendra, he sold the flats quickly at around Rs 85 per square foot, as he feared buyers might not come later. His son, actor Tusshar Kapoor, noted that apartments in the same building now command prices of nearly Rs 85,000 per square foot. The land alone is now worth around Rs 450 crore, taking the overall value of the property to well above Rs 500 crore.

Jeetendra believes this investment laid the foundation for his long-standing interest in real estate development. Today, he is recognised not only for his successful film career but also for his achievements in property development. The remarkable transformation of the Pali Hill property serves as an example of how strategic real estate investments in prime locations can generate extraordinary long-term value.
