Ghaziabad Development Authority (GDA) is set to auction 110 properties across various schemes in Ghaziabad on November 12, 2026. The auction will begin at 11:00 AM at Hindi Bhawan in Lohia Nagar, Ghaziabad. The authority has released separate lists covering residential, commercial, educational and medical properties, offering opportunities for individual buyers, developers, businesses and eligible institutions.
According to the revised auction schedule, 98 properties have been listed under the residential and commercial category, while a separate list includes 12 plots intended for educational and medical institutions. The revised residential and commercial list also incorporates three additional properties through a corrigendum issued on October 22, 2026.
The residential and commercial auction list covers several prominent locations and development schemes, including Madhuban Bapudham, Indirapuram, Indirapuram Vistar, Kaushambi, Vaishali, Kaushal Enclave, Ambedkar Road District Centre and U.P. Border.
The properties include group housing plots, residential plots, commercial plots, hotel sites, mixed-land-use properties, community centre plots, old-age home sites and shop plots.
Madhuban Bapudham accounts for several large group housing and mixed-land-use properties. One of the largest properties in the list is group housing plot D/GH-1 in Pocket-D, measuring approximately 37,414 square metres, with a minimum reserve rate of ₹52,500 per square metre.
Indirapuram also features multiple residential and commercial properties. Residential plots in Indirapuram Vistar, particularly Blocks A and B, range from 300 to 504 square metres in several listed entries. The minimum reserve rate for these residential plots is ₹2.04 lakh per square metre.
Commercial properties in Indirapuram include plots in Nyay Khand-1 and Abhay Khand, while the Indirapuram Vistar Block-A list includes commercial plots C-01 and C-02 with reserve rates of up to ₹4.08 lakh per square metre.
Through a corrigendum dated October 22, 2026, GDA has added three properties to the auction schedule.
The newly included properties are:
| Scheme | Plot number | Area | Reserve rate |
|---|---|---|---|
| Madhuban Bapudham Pocket-C | C/GH-5 | 10,545 sq. m | ₹52,500/sq. m |
| Indirapuram Shakti Khand-4 | SK-IV/372 | 90 sq. m | ₹95,000/sq. m |
| Indirapuram Gyan Khand-2 | GK-II/194 | 135 sq. m | ₹95,000/sq. m |
The corrigendum also carries an important clarification regarding C/GH-5. Some portions of the property may be affected by a court order, which could change its final available area.
The revised residential and commercial auction schedule separately flags group housing plots C/GH-5 and D/GH-1 in connection with the court-related area variation. Interested bidders should verify the final plot area and relevant legal position before participating in the auction.
12 Educational and Medical Plots Also Up for Auction
Apart from residential and commercial properties, GDA has released a separate list of 12 plots for educational and medical institutions.
These properties are located in schemes such as Kaushal Enclave, Indirapuram Nyay Khand-1, Vaishali Sector-6, Kaushambi and Madhuban Bapudham.
The institutional properties include primary and nursery school plots, a higher secondary school plot, health centre sites, a hospital plot, a degree college site and a healthcare hospital plot.
One of the largest properties in this category is a healthcare hospital plot in Madhuban Bapudham Pocket-A, measuring approximately 20,271 square metres. Its minimum reserve value is listed at ₹10,642.28 lakh.
The authority has prescribed separate eligibility requirements for educational and medical plots. Applicants must satisfy the conditions relating to institutional recognition, permitted use and the nature of the proposed institution.
Registration Open Until November 5
According to the auction notices, the registration and application process is scheduled to run from October 21 to November 5, 2026.
Interested applicants can access the auction information through GDA’s official website, www.gdaghaziabad.in. The authority has also specified HDFC Bank branches for obtaining the application form and brochure and completing the prescribed application and earnest money deposit process. The corrigendum specifically refers applicants to the HDFC Bank main branch in Raj Nagar, Ghaziabad.
As per the auction brochure, bidders must deposit the prescribed earnest money through a bank draft or pay order in favour of the Vice-Chairman, Ghaziabad Development Authority, payable at Ghaziabad. The amount varies according to the individual property’s reserve value.
Applicants should carefully check the relevant brochure for eligibility, documentation, registration requirements and payment conditions before submitting their applications.
What Are the Payment Rules for Successful Bidders?
The auction brochure specifies that the successful bidder must deposit 25% of the total bid amount, after adjustment of the earnest money, within the prescribed period.
For properties with a reserve price of up to ₹5 crore, the initial payment is required within one week of the allotment letter. For properties with a reserve price exceeding ₹5 crore, the stipulated period is one month.
The brochure further provides two payment options, Plan A and Plan B, for depositing the remaining amount. Plan A allows early payment with applicable discounts, while Plan B provides for payment through instalments subject to the prescribed interest and other conditions.
The allotment will be subject to approval by the competent authority. GDA has also advised applicants to inspect the properties before bidding, as the auctioned properties will be offered on an “as is where is” basis.
