Mumbai: The latest housing lottery by the Maharashtra Housing and Development Authority has witnessed a strong response, with more than 30,000 applications submitted within a week of its announcement. The 2026 lottery offers 2,640 homes across Mumbai, catering to a wide range of income groups and highlighting the continued demand for affordable housing in the city.
According to official data, MHADA received 30,543 applications as of April 21, 2026 (6 PM). Out of these, 17,257 applicants have already submitted their Earnest Money Deposits (EMDs), indicating serious interest from homebuyers. The authority has kept the application window open until April 29, 2026, while EMD payments can be made online until April 30, 2026 through RTGS and NEFT. The much-awaited lottery results are scheduled to be declared on May 15, 2026.
The MHADA lottery this year reflects a broad pricing structure designed to accommodate buyers from different income groups. At the lower end, homes under the Economically Weaker Section (EWS) category are priced at just over ₹29 lakh, with units located in areas like Mankhurd and parts of Goregaon. These homes typically offer compact layouts of around 300 sq ft, making them accessible for first-time buyers and lower-income families.
On the higher end, the lottery also includes premium apartments under the High Income Group (HIG) category. The most expensive unit is located in Tardeo, South Mumbai, priced at ₹6.82 crore. This apartment, measuring approximately 1,838 sq ft, stands as the costliest offering in the scheme. Another unit in the same Cressent Tower project, sized at 1,520 sq ft, is priced at ₹6.77 crore.
Additionally, several apartments fall in the ₹2 crore to ₹4 crore range, catering to mid-income and upper mid-income buyers. This mix of pricing highlights MHADA’s attempt to address housing needs across different economic segments, not just affordable housing alone.
Out of the total 2,640 units on offer, around 1,762 apartments (approximately 66%) are currently under construction. These homes are spread across key suburban locations such as Vikhroli, Goregaon, and Borivali.
Breaking it down further:
- 128 units are located in Borivali East
- 85 units in Goregaon West
- The remaining units are concentrated in Kanamwar Nagar and Vikhroli
These under-construction homes provide buyers with options in emerging residential pockets that offer improving infrastructure and connectivity.
The lottery also includes a small number of reserved units. A total of 47 apartments have been earmarked for sitting and former MPs and MLAs. Notably, the most expensive apartment in Tardeo falls under this reserved category.
Most of the homes in the lottery belong to the Middle Income Group (MIG) and High Income Group (HIG) categories, although a significant portion is also allocated to EWS buyers.
The overwhelming response to MHADA Lottery 2026 reflects the ongoing gap between housing demand and supply in Mumbai. Even with rising property prices in the private sector, government-backed schemes like MHADA continue to attract strong participation due to relatively affordable pricing and transparent allocation through a lottery system.
For buyers, this lottery presents an opportunity to own property in Mumbai at prices that are often lower than market rates, especially in well-connected suburban areas. However, with demand significantly exceeding supply, the chances of allotment remain competitive.
As the application deadline approaches, industry experts expect the number of applications to rise further, reinforcing Mumbai’s position as one of India’s most sought-after real estate markets despite affordability challenges.
