SNN Raj Corp Starts Controlled Demolition of 49 Homes at SNN Raj Etternia

• Demolition of the 49 affected apartments began on August 28.

Bengaluru: Bengaluru-based developer SNN Raj Corp has begun the controlled demolition of 49 apartment units at SNN Raj Etternia in HSR Layout, marking a major step towards rebuilding the affected homes. The project has 972 residential units in total, and the demolition started on August 28, 2026.

The developer took the decision after discovering an error in an external agency’s soil investigation report. A subsequent investigation found that a critical borehole reading had been interchanged in the original report, leading to an inaccurate assessment of soil conditions at the affected location. Although the buildings had received an occupancy certificate and showed no visible signs of structural distress, SNN Raj Corp decided against handing over the affected apartments.

The current demolition exercise is expected to take around six months. Once the affected structure has been dismantled, SNN Raj Corp plans to begin reconstruction of the 49 homes.

The developer said the decision to rebuild was taken voluntarily with the long-term safety and structural integrity of the homes in mind. It also informed the relevant regulatory authorities and obtained the required permissions before starting the demolition.

The demolition is being carried out by Edifice Engineering, which has been appointed for the technically demanding exercise. Instead of conventional demolition methods, the team is using a phased and controlled dismantling process.

Advanced diamond-cutting techniques will be used to bring down the structure in a systematic manner. The approach is intended to limit vibration and dust while protecting the occupied buildings and residents in the surrounding parts of the development.

Anuj Sanjay Jain, Director of SNN Raj Corp, said safety was the company’s primary consideration while planning the demolition. He noted that the presence of families in other parts of the development made it important to use a specialist team capable of carrying out the dismantling without causing unnecessary disruption.

Jigar Chheda, Partner at Edifice Engineering, said the demolition has been planned as a controlled engineering operation, with each stage being carried out systematically using precision technologies.

For the 49 affected customers, the demolition is the first major physical step towards reconstruction of their homes. While the affected buildings did not show signs of structural distress, the developer’s decision to halt handover and rebuild addresses concerns arising from the incorrect soil assessment.

The process also means that affected customers will have to wait until the demolition is completed before reconstruction of their apartment block can begin.

The demolition is expected to continue for approximately six months. After the structure is safely dismantled, SNN Raj Corp is expected to commence reconstruction of the affected apartment block.

The progress of the demolition and subsequent reconstruction will therefore be important for the 49 customers awaiting their homes at SNN Raj Etternia.
