Hyderabad Land Prices Hit Record ₹269 Crore Per Acre in Raidurg
Hyderabad’s Raidurg records a fresh land-price benchmark as strong developer interest pushes a 5.38-acre government parcel to ₹1,447 crore in an online auction.

Hyderabad: Land values in Hyderabad’s prime IT and commercial corridor have reached a new high after a 5.38-acre government parcel in Raidurg was auctioned for ₹269 crore per acre on August 28, 2026. The online auction was conducted by the Telangana Industrial Infrastructure Corporation (TGIIC), with Hyderabad-based Vamsiram Builders submitting the highest bid.
The total value of the transaction is estimated at ₹1,447.22 crore, significantly higher than the government’s reserve price of ₹175 crore per acre. The winning bid represents a premium of around 52.3% over the reserve price, highlighting the intense competition for strategically located land in one of Hyderabad’s most valuable business districts.
The development is significant because Raidurg has now set a fresh benchmark for government land prices in the city. The latest rate also comes only a week after another parcel in the same corridor was sold for ₹264 crore per acre.
The parcel auctioned on August 28 is located in Survey No. 83/1 at Raidurg and measures approximately 5.38 acres. TGIIC had fixed the reserve price at ₹175 crore per acre before inviting bids through the online auction process.
Competition among prospective buyers drove the final price considerably higher. Vamsiram Builders ultimately secured the property at ₹269 crore per acre, taking the overall bid value to more than ₹1,447 crore.
The transaction follows another major Raidurg land deal on August 21, when TGIIC auctioned a 5.25-acre parcel identified as Plot P1. MSN Realty won that auction at ₹264 crore per acre, with the transaction valued at approximately ₹1,386 crore.
Combined, the two August auctions covered 10.63 acres and generated around ₹2,833.22 crore, translating into an average realisation of approximately ₹266.53 crore per acre.
TGIIC Vice-Chairman and Managing Director K Shashanka said the latest result demonstrates strong investor confidence in Hyderabad and Telangana.
According to the TGIIC leadership, the strong bidding response underlines the appeal of Raidurg as a destination for businesses and investors. The outcome also indicates continued demand for well-located commercial land within Hyderabad’s established technology corridor.
The August auctions were conducted through the MSTC e-Auction platform. JLL was appointed as TGIIC’s exclusive transaction adviser and supported the process through market positioning, investor outreach and competitive price discovery.
The latest auction highlights how quickly land values in Raidurg have increased over the past year.
A TGIIC auction in October 2025 recorded a price of ₹177 crore per acre. By May 2026, the rate had increased to ₹237 crore per acre.
The pace accelerated further in August. The August 21 auction established a new benchmark of ₹264 crore per acre, only for that record to be surpassed seven days later when the latest parcel fetched ₹269 crore per acre.
This means the per-acre price has increased by ₹92 crore, or more than 50%, from the October 2025 benchmark.
Raidurg sits within Hyderabad’s major technology and commercial belt and benefits from its proximity to important business destinations such as Knowledge City and Gachibowli.
Its location has made the area particularly attractive for large-scale commercial and real estate development. Limited availability of strategically positioned land, combined with demand from developers and businesses, has contributed to the aggressive bidding seen in recent government auctions.
For Telangana, these auctions also provide an opportunity to monetise high-value government land while allowing market-driven bidding to determine its value.
The latest ₹269-crore-per-acre deal is expected to strengthen Raidurg’s position as one of Hyderabad’s most expensive commercial land markets. The back-to-back auction results may also influence expectations around future government land offerings and private-market valuations in nearby business districts.
TGIIC has already received 25% of the auction value for Plot P1 as the first-stage payment. Further transaction formalities and payments will proceed according to the terms of the respective auction.
For developers and investors, the latest results provide another indication of the premium being commanded by strategically located land in Hyderabad’s established IT corridor.
