Greater Noida Raises Farmers’ Land Compensation to ₹6,415 Per Sqm
Greater Noida Authority has increased land acquisition compensation for farmers, while bringing back the 6% abadi plot option and introducing direct bank transfers to improve transparency.

Greater Noida: The Greater Noida Authority has increased land acquisition compensation for farmers to ₹6,415 per square metre (sqm) from the earlier ₹4,125 per sqm. The revised rate applies to land acquired for development projects in Greater Noida and represents an increase of ₹2,290 per sqm. The decision is aimed at making land acquisition more acceptable to farmers and facilitating upcoming development projects.
Farmers who choose the 6% abadi plot option will instead receive compensation of ₹5,725 per sqm along with a developed residential plot equivalent to 6% of the land they originally owned. The authority has also restored the abadi plot provision, which had been discontinued in 2016. The revised compensation is particularly significant after farmers had repeatedly raised demands for better land acquisition rates.
Greater Noida Authority Additional CEO Sunil Kumar Singh said the authority has brought back the abadi plot provision as part of the revised land acquisition framework. Farmers surrendering their land without choosing the abadi plot option will receive compensation at ₹6,415 per sqm. Those selecting the 6% option will be allotted plots in separately developed residential sectors.
According to officials, the abadi plots will be planned in line with the layout standards followed in other residential, industrial and builder sectors. Farmers will receive a reservation letter for their allotted plot once the acquired land is registered in the authority’s name.
The authority is also planning administrative changes to make the acquisition process easier for farmers. A dedicated land acquisition cell headed by the additional CEO will assist landowners with the required procedures and is expected to reduce the number of visits farmers need to make to authority offices.
Officials said the compensation amount will be transferred directly to the farmers’ bank accounts, which is intended to make the payment process more transparent and reduce delays.
Farmers will also be eligible for separate compensation for assets existing on the acquired land at the time of purchase. Under the revised framework, the size of an abadi plot can range from 40 sqm to 2,500 sqm.
The latest revision marks a substantial increase compared with previous compensation rates. Greater Noida’s land acquisition rate stood at ₹3,500 per sqm in 2014. It was raised to ₹3,750 per sqm in 2022 and then increased to around ₹4,124 per sqm in 2023.
The rate remained unchanged until the latest revision, which takes the standard compensation to ₹6,415 per sqm.
The authority will proceed with the revised compensation framework for upcoming land acquisition and development projects. Officials have also indicated that land located along major roads will receive priority when abadi plots are allocated.
For farmers, the revised policy offers two choices: receive the higher monetary compensation of ₹6,415 per sqm or select the 6% abadi plot option with compensation of ₹5,725 per sqm. The changes could also help the authority acquire land more smoothly for future development across Greater Noida.
