ATS Buyers Object to Revised Noida Sector 152 Sports City Layout Over Commercial Development

Noida: Buyers of ATS Kinghood Drive, a commercial project in Sector 152, Noida, have raised objections to the developer’s revised layout plan for the ATS Sports City project. On Friday, the buyers submitted their concerns to the Noida Authority, questioning the proposed commercial developments at nine locations within the project.

The dispute centres on how land has been allocated for different uses within ATS Sports City. According to officials, the project covers approximately 5,06,401 square metres. Under the approved layout, 70% of the land is designated for sports facilities, 26% for residential development and the remaining 4% for commercial use. ATS Kinghood Drive, which has an approved area of 19,844 square metres, is the commercial project at the centre of the objections.

Prithipal Singh Sikka, president of the ATS Kinghood Drive Shop Allottees Association, said the permitted commercial land allocation had already been fully utilised through the Kinghood Drive project. He questioned why the revised layout shows commercial development at nine additional locations, arguing that the new proposals could exceed the approved land-use allocation.

The objections have raised concerns among commercial property buyers about the revised planning of the Sports City project and its implications for land-use compliance. The issue is particularly significant for Kinghood Drive shop allottees, who want clarity on whether the proposed changes are consistent with the original layout and applicable approvals.

The matter now awaits consideration by the Noida Authority. The authority’s examination of the objections and the revised layout will be important in determining whether the proposed commercial locations comply with the project’s approved land-use provisions. Further clarification from the developer and the authority could help establish the status of the disputed locations.
