Gurugram: Ace Investor Madhusudan Murlidhar Kela has purchased a luxury apartment in DLF’s ultra-premium residential project, The Dahlias, for ₹120.71 crore. The transaction was registered on April 15, 2026. The deal is significant as it reflects the growing demand for ultra-luxury homes in Gurugram, which has emerged as one of India’s fastest-growing high-end residential markets.
Located in DLF City Phase 5, Sector 54, Gurugram, the apartment is situated on a higher floor of Tower 1. The residence offers a carpet area of approximately 6,233 square feet and includes five dedicated parking spaces. Property records indicate that the apartment was sold at a rate of more than ₹1.93 lakh per square foot, placing it among the notable luxury real estate transactions in the National Capital Region (NCR).

According to the registered agreement, DLF Limited sold the apartment through an allotment agreement, with the total consideration amounting to ₹120.71 crore, including applicable charges and taxes. Documents also reveal that possession is expected after the developer secures the Occupation Certificate (OC), with the tentative handover scheduled by December 31, 2031. The buyer is expected to make payments through approximately 11 instalments.
The transaction further strengthens Gurugram’s position as a leading destination for luxury housing. Industry reports show that homes priced above ₹10 crore generated transactions worth ₹24,120 crore in Gurugram during 2025. Projects such as The Dahlias have attracted industrialists, business leaders, and high-net-worth individuals seeking exclusive residences and long-term investment opportunities.
The Dahlias is one of DLF’s flagship luxury developments in NCR. Spread across nearly 7.5 million square feet, the project will feature 420 residences across eight towers rising up to 29 levels, including a limited collection of duplex penthouses. Despite a slight decline in DLF’s overall sales bookings during FY26, The Dahlias remained a strong performer, contributing ₹4,828 crore in sales during the financial year. With construction progressing and demand remaining robust, the project is expected to continue attracting premium buyers in the coming years.
