- Dinesh Thakkar to acquire a complete G+7 residential tower at Embassy Terazza in Juhu.
- The property has a RERA carpet area of approximately 63,000 sq ft.
- The project is part of Embassy Developments’ growing residential portfolio in Mumbai.
Mumbai: Angel One founder and CMD Dinesh Thakkar has agreed to purchase an entire residential tower at Embassy Developments’ luxury project Embassy Terazza in Juhu, Mumbai, for around Rs 711 crore. The transaction was formalised through a memorandum of understanding between Thakkar and the developer.
The property covers approximately 63,000 sq ft of RERA carpet area across a ground-plus-seven-storey tower. Based on the stated carpet area, the transaction works out to more than Rs 1.1 lakh per sq ft. The deal is significant because it represents one of the largest publicly disclosed residential transactions in Mumbai’s luxury housing market.
Thakkar’s new residence, which he has named ‘Angelus’, is located within Embassy Terazza on Juhu Tara Road. The development is spread across more than two acres and is planned as a low-density luxury residential project with around 50 homes.
The project consists of five towers, with one residence on each floor. Residents are offered features including sea and city views, landscaped open spaces and a range of wellness and lifestyle amenities. Embassy Developments is executing the project through a development management model.
Thakkar said privacy, the size of the residence and its sea-facing views were important factors behind the acquisition. He also highlighted the importance of confidence in the developer when purchasing a property of this scale.
The residence is being planned as a family home, according to Thakkar. The transaction therefore represents not just a high-value property purchase but also a large-scale private residential acquisition in one of Mumbai’s premium neighbourhoods.
Embassy Developments said the purchase took place within 18 months of its entry into Mumbai’s residential market. The company described the transaction as an indication of the confidence its luxury residential offering has generated in the city.
Embassy Group chairman Jitendra Virwani said Thakkar’s acquisition of the entire tower represents an endorsement of the company’s vision for Embassy Terazza and the trust built around the Embassy brand.
The Juhu development is part of Embassy Developments’ expanding presence across the Mumbai Metropolitan Region. Its residential portfolio also includes projects such as Embassy Citadel in Worli, Embassy Serenity in Alibaug, Embassy Park in Panvel and Embassy One in Thane.
Embassy Developments entered the Mumbai market in February 2026. The company was formerly known as Equinox India Developments and was created following the merger of the development business of the Virwani-family-led Embassy Group with the erstwhile Indiabulls Real Estate.
The Thakkar transaction also comes against a backdrop of exceptionally large residential purchases in Mumbai. Before this deal, one of the biggest disclosed residential transactions involved pharmaceutical entrepreneur Leena Gandhi Tiwari, who purchased two duplexes at Naman Xana in Worli for Rs 639 crore. She additionally paid around Rs 63.9 crore in stamp duty and registration charges.
With Embassy Terazza valued at more than Rs 3,000 crore in estimated gross development value, the sale of an entire tower to a single buyer demonstrates the scale at which Mumbai’s ultra-luxury residential market continues to operate.
The agreement between Thakkar and Embassy Developments is currently based on a memorandum of understanding. The Juhu project will continue to form an important part of Embassy Developments’ residential expansion in the Mumbai Metropolitan Region.
The transaction also puts Embassy Terazza among the notable high-value residential developments attracting buyers seeking large-format, private residences in Mumbai’s premium coastal neighbourhoods.
