Sopra Steria Leases 4.74 Lakh Sq Ft Office Space in Noida

French technology company Sopra Steria has leased 4.74 lakh sq ft at Maconns Grande in Sector 132, Noida, under a 15-year agreement worth ₹3.755 crore monthly.

Noida: French technology company Sopra Steria has leased approximately 4.74 lakh square feet of office space at Maconns Grande in Sector 132, Noida, under a 15-year agreement that commenced on May 30, 2026. The transaction highlights continued demand for large office spaces along the Noida Expressway, where commercial developments are attracting major corporate occupiers.

According to lease documents accessed through real estate data analytics platform Propstack, the company has taken office space spanning the ground floor to the 17th floor across Towers A and B of Maconns Grande. The property has been leased from Maconns Infra Private Limited at a monthly rental of ₹3.755 crore, equivalent to approximately ₹79.20 per square foot. The agreement also includes a security deposit of ₹20.48 crore and 1,125 parking spaces.

Commenting on the transaction, Raja Seetharaman, co-founder of Propstack, said the lease reflects the growing preference among global technology companies for dedicated, customised office campuses that can support long-term business operations.

He also highlighted the Noida Expressway’s emergence as an important commercial corridor in the National Capital Region (NCR). According to Seetharaman, long-term commitments of this scale demonstrate corporate confidence in quality office infrastructure and workspaces designed to accommodate future workforce expansion.

The lease adds to Noida’s position as a major destination for large corporate offices and technology-driven businesses. Sector 132 benefits from its location along the Noida Expressway, a corridor that has developed into an important business destination with office buildings and supporting infrastructure.

A transaction involving more than 4.7 lakh square feet also demonstrates the scale of space requirements among large corporate occupiers. Such commitments can support demand for institutional-grade commercial developments and strengthen the appeal of established office corridors to property owners and investors.

However, the long-term impact on the wider office market will depend on additional leasing activity, infrastructure improvements and the ability of commercial developments to meet evolving corporate requirements.

Noida is part of Sopra Steria’s wider office network in India, which also includes Bengaluru, Chennai and Pune, according to the company’s listed office locations.

In Bengaluru, the company lists Sumadhura Capitol Towers as one of its office locations. In Pune, it operates from Pride Silicon Plaza, where a separate lease reportedly began in May 2024. That agreement covers 15,000 square feet at a monthly rental rate of ₹101 per square foot for five years.

The Noida lease is significantly larger in scale and extends over a longer period, indicating the company’s commitment to establishing a substantial operational base in the NCR.

With the lease already commencing on May 30, 2026, the focus will be on the company’s use of the newly leased premises and the role the facility plays in its Indian operations. The 15-year tenure, combined with scheduled rental increases every three years, provides a long-term framework for the landlord and corporate tenant.

The transaction will also be watched as an indicator of leasing demand along the Noida Expressway, particularly as technology companies evaluate office space that can accommodate large teams and future expansion.
