Bengaluru: NVIDIA has leased a massive 7.6 lakh square feet of office space in Bengaluru. The deal, valued at approximately ₹1,230 crore over a 10-year period, is being seen as one of the largest office leasing transactions in the city in recent times.
The office space is located at Bagmane Capital’s Memphis South Tower, a premium Grade-A commercial development owned by Bagmane Constructions Private Limited. According to property documents accessed via Propstack, NVIDIA’s Indian subsidiary, NVIDIA Graphics Private Limited, has leased 12 floors in the tower, covering a total chargeable area of 7,60,000 square feet.
The lease officially commenced on April 1, 2026, and has been classified as a fresh transaction. As part of the agreement, NVIDIA will pay a monthly rent of around ₹8.59 crore, calculated at ₹113 per square foot. Additionally, the company has deposited a security amount of ₹34.35 crore. The lease terms also include a 15% rental escalation every three years, reflecting long-term confidence in Bengaluru’s commercial real estate market.
This move marks NVIDIA’s largest office space commitment globally, underlining its aggressive expansion plans amid rising global demand for artificial intelligence (AI) technologies. The company, which has been at the forefront of AI innovation, is rapidly scaling its research, development, and engineering capabilities—many of which are increasingly being anchored in India.
Industry experts believe this transaction sends a strong signal about India’s growing importance in the global AI ecosystem. Raja Seetharaman, co-founder of Propstack, noted that NVIDIA’s decision highlights the country’s strategic role in supporting next-generation technologies. He pointed out that the deal comes shortly after NVIDIA achieved a historic milestone by crossing a $5 trillion market valuation, further emphasizing the scale at which the company is expanding worldwide.
The deal also reinforces Bengaluru’s position as India’s leading technology hub. Known for its strong talent pool, established IT infrastructure, and presence of global tech giants, the city continues to attract large-scale investments in office spaces, particularly in the premium segment.
Real estate analysts say that such large transactions are driving demand for Grade-A office developments, especially those offering modern infrastructure, sustainability features, and proximity to key business districts. Projects like Bagmane Capital have become preferred choices for multinational corporations looking to establish or expand their India operations.
