Mumbai: Bollywood actress Madhuri Dixit has sold a commercial office space in Mumbai’s Andheri West for Rs 4.85 crore, making a substantial return on an investment she made nearly 18 years ago. The transaction, which was registered on June 23, 2026, highlights the strong growth in commercial property values in one of Mumbai’s busiest business hubs. The office was purchased by Frames Production Company Private Limited.
The office is situated on the fourth floor of Morya Landmark-II Premises Co-operative Society Ltd, located off Link Road in Oshiwara, Andheri West. The property has a carpet area of approximately 1,594 sq ft and includes three dedicated parking spaces. According to transaction records, the deal attracted a stamp duty of Rs 29.1 lakh.
Property documents indicate that Madhuri Dixit originally purchased the office on May 14, 2008, for Rs 52.5 lakh. Based on the latest sale price, the property’s value has increased by around 824%, reflecting the continued demand for commercial office spaces in western Mumbai.
The sale details have been reported by CRE Matrix, a real estate data analytics platform that tracks registered property transactions. As of now, neither Madhuri Dixit nor her representatives have issued any public statement regarding the sale. The registration documents, however, confirm the buyer, sale value, registration date, and other transaction details.
The transaction once again underlines the long-term wealth creation potential of premium commercial real estate in Mumbai. Areas such as Andheri West and Oshiwara have witnessed consistent appreciation over the past decade due to growing business activity, improved connectivity, and increasing demand for office spaces. For investors, the deal serves as another example of how strategically located commercial properties can generate significant capital gains over time.
Madhuri Dixit and her husband, Dr. Shriram Nene, have remained active participants in Mumbai’s real estate market in recent years. Earlier in March 2026, the actress leased a 731 sq ft office at One Lodha Place in Lower Parel under a five-year agreement with a starting monthly rent of Rs 4.25 lakh.
Before that, in December 2025, the couple sold their Juhu apartment for Rs 3.9 crore, nearly doubling the price they had paid for the property in 2012. Their latest commercial sale further reflects their ongoing portfolio management and investment activity.
