Noida Jaypee Wish Town Buyers Raise Concerns Over Possession and Infrastructure
Homebuyers in Noida’s Jaypee Wish Town have raised concerns over delayed possession, incomplete infrastructure and essential services despite construction progress and occupancy certificates.

Noida: Homebuyers in Noida’s Jaypee Wish Town have approached the Noida Authority over delays in possession and incomplete infrastructure across parts of the township. The concerns were raised even as construction has progressed and occupancy certificates (OCs) have been secured for several towers.
The buyers have alleged that possession remains pending in some completed towers because essential services and common infrastructure are not fully operational. Their concerns include non-functional lifts, incomplete fire-safety arrangements, unfinished roads, sewage facilities, lighting and landscaping.
The issue matters because many buyers have been waiting for years for their homes and are seeking clarity on when the remaining work and possession will be completed.
According to the concerns raised by homebuyers, some areas of Wish Town continue to face issues involving construction quality and basic services. Buyers reportedly mentioned falling plaster, non-operational lifts and incomplete fire-safety systems. They also flagged unfinished water and sewage infrastructure along with common facilities such as clubhouses and internal roads.
Homebuyers have also questioned whether the implementation of the resolution plan approved by the National Company Law Tribunal (NCLT) in March 2023 is progressing as expected. Some buyers alleged that the workforce deployed at the project has not been sufficient to meet the required completion timelines.
Several homebuyers have highlighted the length of their wait. One buyer said his flat was booked around 14 years ago and that a substantial portion of the payment had already been made, while possession was still pending. Another buyer reportedly said he had invested around ₹80 lakh in a flat costing approximately ₹1.1 crore but remained uncertain about the delivery timeline.
The Noida Authority has indicated that the concerns will be examined through inspections of the project. Noida Authority OSD Santosh Kumar reportedly told buyers that officials would inspect the towers individually and review the issues raised by residents and homebuyers.
The development follows the Uttar Pradesh government’s formation of a five-member committee to examine the work being carried out by Suraksha Group at Wish Town. The committee is expected to assess whether construction is progressing according to the approved project report and layout plans and whether funds collected from homebuyers are being utilised for the intended construction work.
Suraksha Group, which is responsible for completing the stalled projects of Jaypee Infratech Ltd (JIL), has rejected the allegations of inadequate progress and stated that construction is being carried out in accordance with the approved resolution plan.
According to the developer, work has been completed on 84 of Wish Town’s 159 towers, covering 7,913 units. The company said occupancy certificates have been secured for 42 towers, representing 4,213 flats.
Suraksha Group also stated that applications for occupancy certificates for another 28 towers, covering 2,385 units, have been submitted. It further said construction and development work on 15 of the township’s 22 clubhouses has reached an advanced stage.
The proposed tower-by-tower inspection by the Noida Authority could provide greater clarity on the outstanding construction, safety and infrastructure issues. The government-appointed committee’s assessment may also help determine whether the project is progressing in line with the approved plans.
For homebuyers, the key issues remain the completion of essential services, operational infrastructure, possession timelines and the status of pending occupancy certificates. Further action is expected after the authority’s inspections and review of the project’s progress.
