Noida Sports City Master Plan Approved, 4 Projects Get OC
Noida Authority has approved the revised Sector 150 Sports City master plan, retaining 70% of the land for sports and recreation, while four projects have received conditional occupancy certificates.

The Noida Authority has approved a revised master layout plan for the Sports City project in Sector 150, Uttar Pradesh, paving the way for further development of the long-delayed initiative. Alongside the approval, four projects have secured conditional occupancy certificates after clearing their outstanding dues. The developments come as the Authority works to revive the project while addressing regulatory requirements and protecting the interests of thousands of homebuyers.
The revised plan was approved following the Authority’s board meetings held on January 3 and April 6, 2026. The formal approval letter was issued on May 6, after the developer submitted its proposal on January 2. Before granting approval, the Authority invited public objections and suggestions through a notice published on February 11 in two national newspapers and on its official website. The feedback received was examined before the plan was finalised.
Under the revised layout, 70% of the total project area will be allocated to sports facilities, recreational activities, institutional uses and open spaces. Residential development will account for 29.5% of the land, while commercial activities will be limited to 0.5%.
The proposed sports facilities were planned using observations and recommendations from Skyline Architectural Consultant, Lucknow. The drawings were subsequently reviewed by the Sports Authority of India (SAI), which issued its vetting report on June 10, 2026.
The Authority also approved the building plan for plot SC-02/G in Sector 150 on June 9. Building plan applications for other plots are still being processed, according to the official statement.
Four Sports City Projects Receive Conditional Occupancy Certificates
Four projects have received conditional occupancy certificates after their developers paid 100% of their outstanding dues to the Noida Authority. The projects are:
- Brick Rise Developers Pvt Ltd: Plot SC-02/H&I
- Ace Infracity Developers Pvt Ltd: Plot SC-02/F
- Land Kart Builders Pvt Ltd: Plot SC-02/A-1
- Samridhi Infra Square Pvt Ltd: Plot SC-02/D
The Authority’s resolution framework also requires the developer, its subsidiary companies and consortium members to deposit 20% of their outstanding dues within two months of approval of the revised master layout plan.
To secure the remaining payments, the Authority has retained a first charge and lien over 20% of the units. These financial safeguards are intended to protect the Authority’s interests while allowing eligible projects to move forward.
The Sports City project has faced delays and legal scrutiny over alleged irregularities in land allotment and the development of mandatory sports infrastructure. Approximately 8,000 homebuyers have investments tied to the project, making its revival important for residents awaiting progress.
The Noida Authority has submitted an affidavit to the Supreme Court detailing the compliance measures undertaken for the project. The court’s scrutiny has focused on the project’s revival, adherence to stipulated conditions and the protection of homebuyers’ interests.
In a separate development, the Uttar Pradesh Public Accounts Committee (PAC) examined documents submitted by the Authority in connection with the Comptroller and Auditor General’s report. At its meeting on August 29, 2024, the committee disposed of the CAG observations relating to Sports City and directed the Authority to remove the development ban imposed by its board in January 2021 and facilitate further progress.
The next phase will depend on compliance with the revised master plan, the processing of pending building plans and the implementation of the financial arrangements approved by the Authority. Developers will also need to meet the applicable requirements for construction and occupancy approvals.
For homebuyers, the approval represents a step towards restarting development, but it does not mean that every project is ready for possession. Conditional occupancy certificates apply to the four identified projects, and buyers should confirm the status of their specific tower or unit, along with any remaining regulatory conditions, before making possession-related decisions.
The Authority’s continued monitoring, compliance with court directions and progress on sports infrastructure will be important in determining how quickly the wider Sector 150 Sports City project advances.
