Adani Realty, Lodha and JSW Compete for Mumbai’s Mega Cluster Redevelopment Projects

Mumbai’s biggest developers are vying for MHADA’s large-scale redevelopment projects across Worli, Bandra, and Andheri, highlighting rising interest in cluster redevelopment opportunities within the city’s ageing housing layouts.

Mumbai: Some of India’s largest real estate developers are now in the race for Mumbai’s high-value cluster redevelopment projects, as the Maharashtra Housing and Area Development Authority (MHADA) moves ahead with large-scale urban renewal plans across the city.

Adani Realty, Lodha Developers, and JSW Realty & Infrastructure have emerged as major contenders for redevelopment projects in Worli, Bandra, and Andheri West, collectively covering more than 206 acres of prime Mumbai land.

The projects are considered among the most significant redevelopment opportunities currently available in Mumbai’s property market, especially at a time when the city is increasingly shifting towards cluster redevelopment models to transform ageing residential colonies into modern urban communities.

MHADA had invited bids on April 8, 2026, for appointing Construction and Development Agencies (C&DA) for three large projects:

  • Adarsh Nagar, Worli – around 34.33 acres
  • Bandra Reclamation, Bandra – nearly 98.27 acres
  • Sardar Vallabhbhai Patel (SVP) Nagar, Andheri West – approximately 73.89 acres

The bid submission process closed on May 18, while technical bids were officially opened on May 20.

According to MHADA officials, Adani Properties Private Limited, Lodha Developers, and JSW Realty & Infrastructure have submitted bids for both the Adarsh Nagar and Bandra Reclamation projects.

For the large-scale SVP Nagar redevelopment in Andheri West, the competing bidders include Adani Properties Private Limited, Reliance 4IR Realty Development Limited, and Hanura Realty Private Limited.

Cluster redevelopment has become a key urban planning strategy in Mumbai due to the city’s ageing housing infrastructure and shortage of developable land.

Under this model, several adjoining buildings or layouts are combined and redeveloped as a single integrated project. This allows planners and developers to redesign entire neighbourhoods with wider roads, better drainage systems, improved open spaces, upgraded amenities, and more efficient land utilisation.

The redevelopment approach also enables the rehabilitation of existing residents through newly built apartments, transit rent support during construction, and corpus compensation under MHADA’s redevelopment framework.

Urban planning experts believe cluster redevelopment is one of the few practical solutions for Mumbai’s congested residential pockets, many of which were built decades ago and now require large-scale infrastructure upgrades.

MHADA is currently undertaking 11 major redevelopment projects across nearly 925 acres in Mumbai under the C&DA model. These projects are expected to benefit more than 80,000 residents living in older housing colonies.

Several well-known layouts and neighbourhoods are already part of the cluster redevelopment pipeline, including:

  • Motilal Nagar in Goregaon
  • Abhyudaya Nagar in Parel
  • GTB Nagar in Sion
  • Kamathipura
  • Bandra Reclamation
  • Adarsh Nagar in Worli

Speaking earlier at the iDAC Expo 2026 in Mumbai, MHADA Vice President and CEO Sanjeev Jaiswal had said that nearly 800 to 1,000 acres of land in Mumbai are either approved, under tendering, or in the process of redevelopment under the cluster model.

According to Jaiswal, several redevelopment layouts are expanding into large integrated projects ranging from 40 acres to over 140 acres, showing the scale at which Mumbai’s redevelopment landscape is evolving.

The participation of leading developers such as Adani Realty, Lodha Developers, and JSW Realty reflects growing confidence in Mumbai’s redevelopment market despite rising construction costs and regulatory complexities.

Industry observers say these projects offer long-term value due to their location advantages, redevelopment scale, and future residential demand. With limited land availability in Mumbai, cluster redevelopment is increasingly becoming one of the city’s most attractive real estate opportunities for large developers.

Experts also believe the projects could significantly reshape Mumbai’s urban landscape over the next decade by replacing ageing housing stock with modern, high-density residential communities supported by better civic infrastructure.
