Rakesh Roshan Leases Andheri Office to BeingU Studios for ₹7.3 Lakh Monthly

Filmmaker Rakesh Roshan has leased two Andheri West commercial units to BeingU Studios for three years, adding another major transaction to the Roshan family’s Mumbai property portfolio.

Mumbai: Filmmaker Rakesh Roshan has leased two commercial units in Mumbai’s Andheri West to BeingU Studios Pvt Ltd for an initial monthly rent of ₹7.3 lakh. The transaction was registered on September 9, 2026, according to property documents reviewed by CRE Matrix.

The leased premises cover 5,574 sq ft across two units on the fourth floor of Commerce Centre at B-27, near New Link Road in Oshiwara. The agreement identifies Rakesh Roshan as the licensor and BeingU Studios as the licensee. The three-year lease is effective from August 1, 2026, to July 31, 2029. The initial rent translates to approximately ₹131 per sq ft per month.

Under the agreement, the monthly rent will increase by 5% each year. It is scheduled to rise from ₹7.3 lakh in the first year to approximately ₹7.67 lakh in the second year and around ₹8.05 lakh in the third year. Based on the contracted rental schedule, the property could generate roughly ₹2.76 crore in rent during the full three-year term.

The agreement includes an interest-free refundable security deposit of ₹10.95 lakh, equivalent to 1.5 months of the initial rent. The commercial premises also come with two car parking spaces.

BeingU Studios is a company associated with the Roshan family, making the latest transaction part of a wider pattern of commercial property activity involving the family in Mumbai.

The Andheri office lease follows several other property transactions involving Rakesh Roshan and his family.

In August 2026, Rakesh Roshan and his wife, Pramila Rakesh Roshan, leased a residential apartment in Mumbai’s JVPD Scheme. The three-year agreement, registered on August 24, started at ₹5 lakh per month and includes a 5% annual rent escalation. The security deposit for the transaction was ₹21.75 lakh.

Earlier, in December 2025, the couple leased a 6,389.47-sq-ft commercial property at De Mall on Veera Desai Road in Andheri West to Fabindia. The agreement carried an initial monthly rent of ₹14.5 lakh and included five parking spaces.

The Fabindia lease also provides for stepped-up rentals, with the monthly amount increasing to ₹15 lakh in the second year, ₹16 lakh in the third and ₹18.4 lakh in each of the final two years.

The filmmaker’s real estate activity has not been limited to leasing properties. In November 2025, Rakesh Roshan and Pramila Roshan purchased five commercial units in Andheri East for a combined value of about ₹19.68 crore, according to property-registration records.

The units were located at Vaidya West World One Aeropolis, with individual transaction values ranging from approximately ₹2.83 crore to ₹5.28 crore. Two of the units were acquired by Rakesh Roshan, while three were purchased by Pramila Roshan.

The acquisitions included a 1,259-sq-ft RERA carpet-area unit purchased by Rakesh Roshan for ₹3.27 crore, along with another 1,089-sq-ft unit valued at ₹2.83 crore. Both properties included two parking spaces.

The family has also monetised some of its existing real estate holdings. In May 2025, Rakesh Roshan and his son Hrithik Roshan sold three residential properties in Andheri West for a combined ₹6.75 crore.

Rakesh Roshan sold a 1,025-sq-ft property at Veejays Niwas for ₹3.75 crore and a 655-sq-ft property at Raheja Classique for ₹2.20 crore. Hrithik Roshan sold a 240-sq-ft property at Raheja Classique for ₹80 lakh.

In another transaction, Rakesh Roshan sold a land parcel in Pune for ₹15 crore. The transaction was registered on December 26, 2025.

The wider Roshan family’s commercial property activity has also expanded in recent years. In November 2025, entities linked to Hrithik Roshan and his family acquired 10 commercial office units in Mumbai for an estimated ₹27–28 crore.

More recently, in August 2026, Hrithik Roshan leased nearly 6,000 sq ft of office space in Andheri West to Clearsynth Labs for an initial rent of ₹17 lakh per month. The five-year agreement provides for ₹17 lakh monthly rent during the first three years and ₹19.55 lakh during the final two years, along with a ₹68 lakh security deposit.

The BeingU Studios lease adds another income-generating commercial asset to Rakesh Roshan’s property portfolio. With the agreement running until July 2029 and including annual rent increases, the transaction provides a structured rental income stream while further highlighting the Roshan family’s continued activity in Mumbai’s commercial real estate market.
