Rakesh Roshan, Pramila Roshan Lease Mumbai JVPD Flat for ₹1.89 Crore Over Three Years
Filmmaker Rakesh Roshan and wife Pramila Roshan have leased their JVPD apartment for three years, with rent starting at ₹5 lakh a month and rising 5% annually.

Mumbai: Filmmaker Rakesh Roshan and his wife Pramila Roshan have leased out their residential apartment in Mumbai’s Juhu-Vile Parle Development (JVPD) Scheme for three years. The property is expected to generate around ₹1.89 crore in total rent during the lease period, according to property registration data accessed by real estate data analytics firm CRE Matrix.
The apartment is situated on the second floor of Hiralaya Building on N.S. Road in JVPD, Mumbai, and has been leased to Asavari Rajopadhye. The leave-and-licence agreement was registered on August 24, 2026, while the licence period began on August 15, 2026. The deal highlights the strong rental values commanded by premium residential properties in one of Mumbai’s established high-end neighbourhoods.
Under the agreement, the monthly rent has been fixed at ₹5 lakh during the first year, which works out to ₹60 lakh annually. The contract includes a 5% annual escalation, taking the monthly rent to ₹5.25 lakh in the second year and approximately ₹5.51 lakh in the third year.
Based on the agreed escalation, the rental income is expected to be about ₹63 lakh in the second year and approximately ₹66.15 lakh in the third year. Together, the three years add up to nearly ₹1.89 crore.
The agreement also includes a ₹21.75 lakh security deposit. However, the available property registration details do not specify the apartment’s carpet area or total area.
Rakesh Roshan, Pramila Roshan and the tenant named in the agreement were not available for comment on the transaction, according to reports.
The Juhu-Vile Parle Development Scheme is among Mumbai’s well-known premium residential locations. The area has a mix of apartment buildings, housing societies and independent homes and has long been associated with Mumbai’s entertainment industry.
For property investors, the transaction also illustrates the rental potential of homes in established western Mumbai neighbourhoods. The ₹5 lakh starting rent, combined with the annual escalation clause, provides a steady rental-income structure over the three-year lease.
The latest lease comes after several notable property transactions involving members of the Roshan family.
In January 2026, Rakesh Roshan reportedly sold a 1.09-hectare plot in Pune district for ₹15 crore, according to registration data accessed by CRE Matrix.
Earlier, in November 2025, Hrithik Roshan, Rakesh Roshan’s HRX Digitech LLP and Pramila Roshan’s Filmkunj (Bombay) Pvt Ltd reportedly acquired 10 office units in Andheri West for ₹28 crore. Rakesh and Pramila Roshan also purchased five commercial office units in Mumbai’s Andheri area in the same month, according to property registration reports.
With the JVPD apartment now leased for nearly ₹1.89 crore over three years, the latest transaction adds another significant property deal to the Roshan family’s recent real estate activity.
