Avoid Buying Properties in Salarpur, Bhangel and Hajipur : Noida Authority
Noida Authority has identified unauthorized constructions in Salarpur, Bhangel and Hajipur, warning homebuyers against purchasing properties that may face demolition and lack basic civic facilities.

Noida: Noida Authority has issued a fresh public advisory asking people not to buy flats, plots or buildings in unauthorized housing projects located in Salarpur, Bhangel and Hajipur villages. The warning was issued after the authority found illegal constructions on notified and acquired land, where building plans have not been approved.
The advisory is important for homebuyers as purchasing such properties could lead to legal disputes, financial losses and denial of basic civic services.
According to the Noida Authority’s public notice, the restriction applies to several khasra numbers in Salarpur, Bhangel and Hajipur villages, located near Sector 77 and behind Sector 107. The Authority has identified the following land parcels where sale and purchase should be avoided:
- Village Salarpur (Khadar): Khasra Nos. 700, 711, 723, 724, 728, 729, 730, 731, 732, 733, 734, 735, 745, 746, 747, 748, 749, 750, 751, 752, 759, 760, 762, 763, 764, 779, 780, 795, 796, 797 and 798.
- Village Bhangel (Begumpur): Khasra Nos. 176, 178, 217, 221, 223, 225, 226, 247, 250 and 251.
- Village Hajipur: Khasra No. 412.
The Authority stated that these lands are notified, acquired or leased by the Noida Authority, and no building plans have been approved for any residential or commercial construction on these khasra numbers. Buyers have been advised to verify property records carefully before making any investment.

In the official notice, Noida Authority Chief Executive Officer Krishna Karunesh said illegal construction and encroachment are being carried out by certain individuals and land mafias on Authority land. He said demolition and sealing drives are being conducted regularly, notices have already been served to encroachers, and FIRs have been lodged against those involved.
The Authority has also cautioned that if any legal dispute arises in the future, the buyer and seller themselves will be responsible for the consequences.
The Authority has made it clear that properties constructed in these unauthorized projects will not receive basic infrastructure, including electricity, drinking water, sewer connections, roads and drainage facilities. It has also pointed out that several land transactions in these khasra numbers are under scrutiny, making investments in such projects highly risky. The advisory is intended to protect homebuyers from investing in properties that may later face demolition, sealing or prolonged legal action.
The Noida Authority has urged the public to verify land ownership, approved building plans and project approvals before purchasing any property. Homebuyers have been advised to cross-check project details through the Authority’s official website and avoid offers that promise low prices without legal documentation.
Enforcement action against illegal constructions will continue, while buyers are encouraged to report suspicious real estate projects to the Authority.
