Disney Leases 1.75 Lakh Sq Ft Office Space in Bengaluru at a monthly rent of ₹2.01 crore

Disney has leased a large office space in Bengaluru’s Bellandur area at a monthly rent of ₹2.01 crore, highlighting strong demand for premium commercial real estate.

Disney (India) Private Limited has leased approximately 1.75 lakh square feet of office space in Bengaluru’s Bellandur area under a five-year agreement. According to property documents accessed by Propstack, the entertainment giant will pay a monthly rent of around ₹2.01 crore, taking its total rental commitment to nearly ₹128 crore over the lease period.

The office space is located at RMZ Ecoworld Series 20, a commercial tower situated along Bengaluru’s prominent Outer Ring Road corridor. Disney has leased six office units spread across the sixth and seventh floors of the building from Vismaya Infrastructure Private Limited.

The company has taken four units on the seventh floor and two units on the sixth floor, along with 206 dedicated car parking spaces. The lease deed was signed on May 21, 2026. As part of the agreement, Disney has deposited ₹12.07 crore as security, while the contract includes a 15% rent escalation clause every three years.

RMZ Ecoworld Series 20 is part of RMZ’s large knowledge park campus and offers approximately 12.27 lakh square feet of saleable area across three basement levels, a ground floor, and ten upper floors.

According to lease documents, the office premises have been acquired to support Disney India’s business operations. Commenting on the transaction, Raja Seetharaman, Co-founder of Propstack, said the deal demonstrates Bengaluru’s continued attractiveness for global corporations.

He noted that Disney’s large-scale office commitment reinforces the city’s position as a preferred destination for multinational companies and highlights the sustained demand for premium office spaces in established business corridors such as Outer Ring Road.

The transaction adds to a growing list of major commercial leasing deals in Bengaluru. Earlier this year, Honeywell Technology Solutions leased nearly 4 lakh square feet in Bellandur under a seven-year agreement. Intuit India also secured over 6.3 lakh square feet of office space in the city, while Netflix expanded its India footprint through a new office lease in Hyderabad.

Industry data suggests that large office transactions continue to dominate India’s commercial real estate market. According to Knight Frank India, office leases exceeding one lakh square feet accounted for nearly 65% of total office leasing activity across the country’s top eight cities during the first quarter of 2026.

Bengaluru emerged as the leading market, recording around 7 million square feet of large office leasing activity during the quarter.

Disney is expected to gradually operationalize the newly leased office space to support its expanding business requirements in India. The deal also signals continued confidence among multinational corporations in Bengaluru’s office market, particularly in established technology and business districts.

With several large occupiers expanding their presence across the city, industry experts expect demand for Grade-A office spaces in Bengaluru to remain strong throughout 2026, especially in key micro-markets such as Bellandur and the Outer Ring Road corridor.
