Actor Ranbir Kapoor has rented out his luxury Pali Hill apartment in Mumbai for Rs 11 lakh per month as celebrity real estate investments continue gaining attention nationwide.

Mumbai: Bollywood actor Ranbir Kapoor has leased out his former luxury apartment in Mumbai’s upscale Pali Hill area for a reported monthly rent of Rs 11 lakh, according to property registration documents accessed through Zapkey. The move comes as celebrity-owned properties in premium locations continue to attract attention in Mumbai’s high-end rental market.
The apartment is located on the seventh floor of the well-known Vaastu Building in Bandra West, a residential address closely associated with Ranbir Kapoor and Alia Bhatt for several years before they shifted to their newly renovated family bungalow. The leave-and-license agreement for the apartment was officially registered on May 19, 2026.
As per the documents, the apartment has been rented to Aditya Shukla for a period of five years. The agreement also includes a 5% rent escalation clause over the lease tenure. A security deposit of Rs 45 lakh was reportedly paid as part of the transaction.
Spread across nearly 2,460 square feet, the apartment was purchased by Ranbir Kapoor in 2016 for approximately Rs 35 crore. One of the standout aspects of the residence was its interiors, designed by celebrity interior designer Gauri Khan, who has previously worked on homes for several Bollywood stars and luxury residential projects across Mumbai.

The deal highlights the growing demand for ultra-premium rental homes in Bandra and Pali Hill, areas considered among the most expensive residential locations in India. Industry experts say luxury rentals in Mumbai have witnessed strong momentum over the past few years, especially among business executives, celebrities, and expatriates looking for ready-to-move-in furnished homes in prime locations.
While the Vaastu apartment now has a new tenant, Ranbir Kapoor and Alia Bhatt are currently residing at the iconic Krishna Raj bungalow, the Kapoor family’s ancestral property in Bandra. The bungalow underwent extensive renovation for several years before being completed in 2025.
Named after Ranbir Kapoor’s late grandmother Krishna Raj Kapoor, the property is estimated to be worth around Rs 250 crore and is considered one of Mumbai’s most prominent celebrity residences alongside Shah Rukh Khan’s Mannat and Amitabh Bachchan’s Jalsa. The bungalow, originally built nearly 80 years ago, became part of the Kapoor family legacy after passing to Rishi Kapoor and Neetu Kapoor in 1980. Reports also suggest that a dedicated room inside the house has been preserved in memory of late actor Rishi Kapoor, who passed away in 2020 after battling leukaemia.
Apart from Mumbai real estate, Ranbir Kapoor has also expanded his property investments to Ayodhya. The actor recently purchased a land parcel at The Sarayu, a premium plotted development by The House of Abhinandan Lodha. The deal was reportedly valued at around Rs 3.31 crore.
The 2,134 sq ft plot is part of a large 75-acre township planned along the banks of the Sarayu River. The project is expected to feature over 35 lifestyle amenities, a modern clubhouse, landscaped spaces, and a luxury vegetarian hotel managed by The Leela brand. The investment reflects the growing interest among high-net-worth individuals in Ayodhya’s emerging real estate market following major infrastructure and tourism developments in the city.

On the professional front, Ranbir Kapoor is preparing for one of the biggest films of his career, Ramayana. The ambitious two-part mythological film is reportedly being developed on a massive budget of around Rs 4,000 crore. Ranbir will portray Lord Rama, while actor Yash is expected to play Ravana. The film’s cast also includes Sai Pallavi as Sita, Sunny Deol as Lord Hanuman, and Ravie Dubey as Lakshman.
