Greater Noida Authority Clears 40,000 Sqm Encroached Land Worth ₹80 Crore

Greater Noida Authority demolished illegal constructions and freed nearly 40,000 square metres of land in the Khedi Bhanota area on Tuesday. Officials said the land, valued at approximately ₹80 crore, had been targeted for illegal plotting and unauthorised housing development.
The action was carried out under the directions of Greater Noida Authority Chief Executive Officer NG Ravi Kumar, as part of the authority’s ongoing crackdown against illegal constructions and land encroachment in notified areas. Bulldozers and enforcement teams were deployed during the operation, which officials said was completed within nearly two hours.
According to officials, the encroached land falls under Khasra numbers 132, 133, and 135 of village Bhanota. The land had already been acquired and notified by the Greater Noida Authority for planned urban development. However, some unauthorised persons allegedly attempted to divide the land into plots and promote an illegal housing project without obtaining approval from the authority.
Greater Noida Authority General Manager AK Singh said the administration received information from the Work Circle-2 of the project department regarding suspicious plotting activities in the area. After verification, teams from the land records and project departments jointly initiated demolition action to stop further illegal development.
Officials stated that illegal colonies and unauthorised plotting have become a growing concern in parts of Greater Noida, where buyers are often lured by low prices and quick possession promises. In many cases, these projects lack proper approvals, maps, infrastructure clearances, or legal ownership documents, leading to financial losses and legal disputes for homebuyers later.
The authority has now intensified monitoring in several villages and peripheral sectors to identify such illegal developments at an early stage. Senior officials warned that strict action will continue against individuals involved in unauthorised construction, encroachment, or illegal sale of plots in notified areas.
Greater Noida Authority Additional Chief Executive Officer Sumit Yadav also issued an advisory to the public, urging people to verify all land-related documents before investing in any property. He said buyers should directly contact the authority’s land records department to confirm ownership details, land use status, and approval records before making any payment.
“We appeal to the general public not to invest their hard-earned money in illegal housing projects. Buyers should always check whether the project has received proper approvals from the authority,” Yadav said in an official statement.
Real estate experts say such drives are important to maintain planned urban development in rapidly growing cities like Greater Noida. Illegal plotting not only affects infrastructure planning but also creates long-term legal complications for residents. Unauthorised colonies often lack proper roads, drainage systems, electricity connections, water supply, and safety standards, resulting in poor living conditions.
The latest demolition drive also highlights the authority’s stricter stance on protecting government-acquired land from encroachment. Over the past few years, Greater Noida has witnessed rapid residential and commercial expansion, increasing land demand across several sectors and nearby villages. Authorities believe that continuous enforcement action is necessary to prevent land mafias and illegal developers from taking advantage of uninformed buyers.
Residents and property investors have been advised to check project registrations, approved layouts, and land ownership details through official authority channels before finalising any purchase in Greater Noida and nearby regions.
