UP Government Reduces Property Rental Values in Ghaziabad

The Uttar Pradesh government has reduced rental values in Ghaziabad to rationalise property tax, aiming to ease public concerns while ensuring moderate revenue growth for urban development and civic services.

Ghaziabad: UP Government reduces property rental values in Ghaziabad. The revised structure is expected to bring down the earlier tax burden while limiting the overall increase to a more manageable level.

The updated rental values set to be implemented shortly by the Ghaziabad Nagar Nigam form the base for property tax calculation. Rental value refers to the estimated income a property can generate over a specific period, and any change in this directly impacts the tax payable by property owners.

This revision comes in response to widespread dissatisfaction following the 2024 hike in rental values, which had significantly increased property tax bills for many residents. Several resident welfare associations (RWAs), traders, and local groups had raised concerns, claiming that their tax burden had increased by three to five times. The issue even triggered protests and legal challenges.

Although the Allahabad High Court had earlier upheld the tax revision in its February 2026 ruling, stating that it complied with statutory provisions, the government has now stepped in to address public concerns and improve compliance.

Mayor Sunita Dayal explained that the revised rental values would result in an average increase of around 10–12% in property tax, significantly lower than the earlier impact. Municipal Commissioner Vikramaditya Malik added that even in cases where no rebates are applied, the maximum increase would be capped at approximately 20%.

To further support taxpayers, authorities have announced a relief window for defaulters. Property owners who failed to pay taxes last year will now get a three-month period from April 15 to July 15 to clear dues without any interest or penalty. This move is expected to encourage compliance, especially among the nearly 2 lakh property owners who had not paid their revised taxes in 2025.

Officials estimate that Ghaziabad has around 7.72 lakh taxable properties, making property tax a crucial revenue source for the city’s infrastructure and development projects. The government’s approach appears to focus on widening compliance rather than imposing steep tax hikes.

What Has Changed in Rental Values?
Under the new revision, rental values for RCC (reinforced concrete) roof properties on roads wider than 24 meters have been reduced across categories:

  • Category A: ₹3.4 per sq ft (earlier ₹4)
  • Category B: ₹2.98 per sq ft (earlier ₹3.5)
  • Category C: ₹2.55 per sq ft (earlier ₹3)

This reduction ranging between ₹0.45 and ₹0.6 per square foot is expected to slightly ease the financial burden on property owners.

What It Means for Residents?
For homeowners and investors, this revision is important. While taxes will still increase, the impact will now be more gradual and predictable. Additionally, those who had already paid higher taxes in the last two years will see adjustments in future bills, offering further relief.

However, some experts believe the actual benefit will only become clear once detailed calculations are shared. Former councillor Himanshu Mittal noted that residents should carefully review updated tax calculations, including applicable rebates, to fully understand the final payable amount.

Overall, the decision reflects a calibrated approach ensuring that civic bodies continue to generate funds for development while addressing public concerns over steep taxation. For Ghaziabad residents, the coming weeks will be crucial as revised bills are issued and the real impact becomes visible.
