Mumbai: Tata Sons has leased a historic sea-facing bungalow in Mumbai’s Colaba area, known as “Cabins”, for a total rent of ₹11.07 crore over five years, according to property registration documents accessed by Zapkey. The residence is widely known as the home where the late industrialist Ratan Tata spent his later years.
The property, which spans 13,200 square feet, includes a basement, ground floor, and three upper floors. The lease agreement reveals that the bungalow has been rented from Ewart Investments, a wholly owned subsidiary of Tata Sons, to Tata Sons Private Limited under a leave-and-license arrangement.
The lease period runs from October 2024 to October 2029, with the agreement executed on February 6, 2026, and officially registered on January 12, 2026. According to the documents, the starting monthly rent is ₹17.56 lakh, with a 10% escalation every three years.
The registration of the transaction involved a stamp duty payment of ₹4.63 lakh, along with a registration fee of ₹1,000. In addition, the tenant has paid an interest-free security deposit of ₹10 crore.
The bungalow, also known as “Bakhtawar”, has been leased along with several fixtures and furnishings. These include six air conditioners, one portable AC, CCTV cameras, a kitchen chimney, wooden tables, beds, coffee tables, sofas, cabinets, cupboards, and a TV cabinet, among other fittings.
Real estate data platform Zapkey noted that the property carries significant historical and symbolic value. “We track thousands of registrations every month, but few carry the symbolic weight of ‘The Cabins’ in Colaba. As the former home of Ratan Tata, it is one of the most iconic residential properties in India,” said Sandeep Reddy, Co-Founder of Zapkey.
Industry observers believe the lease arrangement, along with security and infrastructure upgrades mentioned in the agreement, suggests the property could continue to serve as a residence for senior leadership within the Tata Group.
Ratan Tata, the Chairman Emeritus of Tata Sons, passed away in November 2024. During his leadership, the Tata Group expanded significantly across industries. He played a key role in launching the Tata Nano, once promoted as the world’s most affordable car, and helped grow Tata Consultancy Services (TCS) into one of the world’s leading IT services companies.
Although he stepped down as chairman in 2012, Tata remained an influential figure within the group and was named Chairman Emeritus of several Tata companies including Tata Motors and Tata Steel. He also briefly returned as interim chairman in 2016 during a leadership transition within the conglomerate.
