Ghaziabad: Once known primarily for affordable housing, Ghaziabad is now witnessing a clear shift toward premium residential development. Several new projects along the Delhi–Meerut Expressway (NH-9 corridor) are being launched in the ₹2–4 crore price bracket, with ₹3 crore emerging as a new benchmark for upscale housing in the city.
Real estate experts attribute this transition to infrastructure upgrades and improved connectivity, which have reshaped buyer perception in eastern NCR. The 14-lane Delhi–Meerut Expressway has significantly reduced travel time to Delhi to nearly 30 minutes, making Ghaziabad more accessible than some pockets of Noida and Gurugram during peak hours.
The transformation of NH-24 into NH-9 and the operationalisation of the Delhi–Meerut Expressway have been central to the city’s premium push. Compared to saturated micro-markets in central Noida or prime Gurugram sectors, land acquisition costs along this belt remain relatively competitive.
This cost advantage allows developers to offer spacious layouts, lower-density projects, and premium amenities while maintaining pricing that is still perceived as attractive compared to other NCR luxury destinations.
Connectivity upgrades such as the Faridabad–Noida–Ghaziabad Expressway, Metro links, and proximity to Hindon Airport are further strengthening the corridor’s appeal.
Post-pandemic housing demand has clearly shifted toward bigger homes and better lifestyle features. Developers are responding with expansive 3BHK and 4BHK configurations, large balconies, hospitality-style amenities, and community-centric planning.
At Aditya World City along NH-24, AU Real Estate recently launched ‘The Sunflower,’ a 9-acre development featuring 595 residences across seven towers. Phase I alone spans nearly 7 acres with 428 units. Apartments range between approximately 3,000 and 4,000 sq ft, with pricing starting around ₹3 crore. The project promotes low-density living, with nearly 1.5 lakh sq ft dedicated to community spaces, air lounges, and premium services.
Industry leaders say buyers in this segment are primarily end-users—senior professionals, entrepreneurs, and business families—looking to upgrade to larger, future-ready homes while staying close to East Delhi and Noida.
The premium momentum is visible across multiple developments. In Wave City, Gaurs Group’s Gaur NYC Residences has recorded growing demand for 4BHK units exceeding 3,000 sq ft, with prices crossing ₹3 crore depending on location and construction stage. Larger homes of nearly 5,000 sq ft are reportedly commanding upwards of ₹6 crore.
Developers note that a significant portion of demand is coming from local upgraders as well as buyers who previously focused on Noida, indicating a broader structural shift rather than a short-term trend.
Industry observers believe the broader NCR luxury housing market is undergoing realignment, with infrastructure-led corridors gaining prominence over traditional inner-city zones. Micro-markets such as Siddharth Vihar in Ghaziabad are emerging as strategic residential destinations due to their location along the expressway.
Experts emphasise that the ₹3 crore price point does not represent speculative activity but reflects growing confidence in the micro-market’s long-term potential. As connectivity and social infrastructure continue to mature, Ghaziabad appears poised to sustain its transition from an affordable housing hub to an aspirational residential address.
For homebuyers evaluating options across NCR, Ghaziabad’s NH-9 corridor now presents a balance of improved connectivity, larger home formats, and relatively competitive pricing compared to established luxury pockets in Noida and Gurugram.
