Nirala World to Invest ₹80 Crore in New Commercial Project on Noida Expressway

• ₹80 crore investment planned for premium commercial project

• 2 lakh sq ft leasable area on a 1.1-acre land parcel

• Project expected to be completed by January 2028

Real estate developer Nirala World has announced plans to invest ₹80 crore in a new commercial project along the Noida–Greater Noida Expressway, further strengthening its presence in the NCR real estate market.

The upcoming project, named ‘Nirala 154’, will be developed on a 1.1-acre plot and offer around 2 lakh square feet of total leasable area. According to the company, the project is designed as a premium commercial destination and is scheduled for completion by January 2028.

Sharing details about the development, Suresh Garg, Chairman and Managing Director of Nirala World, said that this will be the company’s second commercial venture in the Noida–Greater Noida region. He added that the project is being developed on a pure leasing model, which will help generate steady long-term revenue.

“This project is focused on sustainable value creation for both the company and our stakeholders. Once operational, Nirala 154 is expected to generate monthly lease rentals of around ₹1.5 to ₹2 crore,” Garg stated.

Nirala World has already delivered several successful projects in Delhi-NCR. One of its prominent developments is Nirala Estate, a large residential project spread across 25 acres in Greater Noida West, comprising 4,050 housing units. The company is currently involved in multiple residential and commercial developments across the region.

With strong demand for quality commercial spaces along the Noida Expressway, Nirala 154 is expected to attract corporate offices, retail outlets, and service businesses, contributing to the growing commercial ecosystem of the area.
