Godrej Properties Achieves ₹2,600 Crore Sales in First Year in Hyderabad

In its debut year in Hyderabad, Godrej Properties has recorded sales worth ₹2,600 crore and is planning aggressive expansion, acquiring prime land parcels for new premium housing projects.

Godrej Properties has made a strong debut in the Hyderabad housing market, recording sales of over ₹2,600 crore in its first year of operation. The company is now looking to expand aggressively in the city, capitalizing on rising demand for premium and luxury residential properties.

The company entered Hyderabad earlier this year with its first project in Kokapet, launched during the January–March quarter. The second project followed in the July–September quarter. Together, these developments have generated bookings exceeding ₹2,600 crore, according to Pirojsha Godrej, Executive Chairperson of Godrej Properties.

“We are extremely pleased with our performance in Hyderabad,” Godrej said in an interview. “The city has huge growth potential, and we are keen to expand our presence to meet the rising demand for premium housing.”

Buoyed by the strong response, Godrej Properties is actively acquiring more land in Hyderabad. Recently, the company emerged as the highest bidder in an e-auction conducted by the Hyderabad Metropolitan Development Authority (HMDA) for a 5-acre plot in Neopolis, Kokapet. The site will host a premium residential project covering approximately 2.5 million sq ft, with an estimated revenue potential of ₹4,150 crore.

Earlier, in August, Godrej Properties also acquired a 7.825-acre parcel in Kukatpally, further strengthening its footprint in Hyderabad.

Godrej Properties, one of India’s leading developers, has an established presence across the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune, and Bengaluru. Across these five markets, the company is engaged in developing group housing projects and continues to explore land acquisition opportunities to support new launches.

In the first half of the current fiscal year, Godrej Properties reported a 13% growth in sales bookings to ₹15,587 crore, up from ₹13,835 crore in the same period last year. The company is targeting full-year sales bookings of ₹32,500 crore, driven by both ongoing projects and new land acquisitions.

For the 2024–25 fiscal year, the company sold properties worth ₹29,444 crore, primarily residential units, and continues to seek opportunities in tier-II and tier-III cities through outright acquisitions and joint development agreements (JDAs) with landowners.

With housing markets across major cities witnessing strong demand, Godrej Properties’ Hyderabad strategy underscores a broader growth approach: launch new projects, secure premium land parcels, and expand offerings to cater to evolving buyer preferences.
