Innov8 Founder Dr. Ritesh Malik Buys Golf Links Bungalow in Delhi for ₹85 Crore

New Delhi: Innov8 founder Dr. Ritesh Malik has purchased a freehold bungalow in Delhi’s prestigious Golf Links locality for ₹85 crore, marking another high-value transaction in the capital’s ultra-luxury residential market. The deal was recently completed through India Sotheby’s International Realty, highlighting the sustained demand for premium homes in one of India’s most sought-after addresses.

The property is spread across approximately 575 square yards and is currently an old structure. According to market sources, the buyer intends to redevelop the site into a modern luxury residence of around 6,000–7,000 square feet, featuring a ground floor, first floor and a barsati, subject to approvals and local building regulations. The purchase underlines the growing interest of successful entrepreneurs in acquiring rare freehold properties in Lutyens’ Delhi, where inventory remains extremely limited.

India Sotheby’s International Realty, which handled the transaction under an exclusive mandate, confirmed the successful completion of the deal. The consultancy said it was pleased to facilitate another Golf Links transaction and welcomed Dr. Ritesh Malik as the buyer. Neither the buyer nor the seller has publicly commented on the purchase.

The deal once again demonstrates the strength of Delhi’s trophy home market. Golf Links has only around 212 freehold properties, and only a handful typically become available for sale at any given time. This limited supply continues to push prices higher as wealthy entrepreneurs, business leaders and professionals compete for these exclusive assets.

Industry observers note that many long-time owners are also choosing to monetise their valuable properties, creating rare buying opportunities.

The latest purchase adds to a series of notable bungalow deals in Golf Links over the past few years. In recent transactions, members of prominent business families, investment executives and entrepreneurs have acquired properties worth well over ₹100 crore, reinforcing the area’s reputation as one of India’s most expensive residential markets.
