NBCC to Restart 16 Stalled Supertech Projects in January 2027
Construction on 16 stalled Supertech projects across NCR and other cities is expected to restart from January 16, 2027, offering a fresh timeline for nearly 14,000 homebuyers awaiting possession.

The National Buildings Construction Corporation (NBCC) is preparing to restart construction on 16 stalled Supertech projects from January 16, 2027, providing a new timeline for thousands of homebuyers who have been waiting for their homes for years. The projects are spread across Noida, Greater Noida, Gurugram, Meerut, Rudrapur and Bengaluru.
The proposed restart follows prolonged insolvency proceedings, legal disputes and difficulties in arranging project-level funding. The National Company Law Appellate Tribunal (NCLAT) has appointed NBCC as the implementing agency for completing the stalled developments. The projects together comprise around 50,000 flats, of which approximately 14,000 remain to be delivered.
To restart construction, NBCC plans to divide the work into 27 or more tender packages. The tenders are expected to be released in phases between October 1 and October 15, 2026. A tender for the River Crest project in Rudrapur had already been floated on September 16.
The latest schedule follows an NCLAT direction issued on August 25, under which NBCC was asked to submit a status report amid concerns from homebuyers over repeated delays. Earlier construction targets had included May 1, July 31 and October 1, but work did not resume on those dates.
The stalled projects include six developments in Greater Noida, four in Noida, two each in Gurugram and Meerut, and one each in Uttarakhand and Bengaluru. Most of these projects were launched between 2010 and 2012.
The Supertech crisis began in March 2021, when Union Bank of India approached the National Company Law Tribunal (NCLT) over a reported Rs 432-crore default linked to Eco Village II. The insolvency case was admitted on March 25, 2021.
On December 12, 2024, NCLAT approved NBCC’s proposal to complete 16 stalled Supertech projects. It also provided for an apex court committee to oversee construction, project funds and receivables.
However, the revival plan subsequently faced a legal challenge. Supertech approached the Supreme Court against the NCLAT decision, and the apex court stayed the order in February 2025. The path for the revival plan was cleared again in February 2026.
While legal hurdles have eased, arranging sufficient funding remains one of the biggest challenges for the projects. NBCC had argued that funds from financially stronger projects could be used to support projects facing shortages. However, the proposal faced restrictions under UP-RERA rules, and NCLAT rejected NBCC’s request for exemptions in May.
The project oversight committee is now pursuing institutional financing. A techno-economic viability report requested by public sector banks is expected by December 15, which could help lenders assess the financial feasibility of the stalled projects.
The sale of unsold apartments is also expected to contribute towards project funding. According to the December 2024 order, approximately 10,040 flats remained unsold across the projects.
Homebuyers’ representatives have expressed concern over the repeated changes in construction timelines. NEFOWA president Abhishek Kumar said buyers need a firm commitment on the latest deadline and also highlighted the issue of pending property registrations.
According to Kumar, if January 16, 2027, is the revised construction date, NBCC and the monitoring committee should formally place the commitment before the court. He also called for a definite timeline for completing registrations for families who are already living in their homes but have not yet received registered ownership documents.
NBCC is expected to move ahead with the tendering process in October, followed by the appointment of contractors for different construction packages. Meanwhile, efforts to secure institutional funding and complete the techno-economic assessment are expected to continue.
