M3M Emerges Highest Bidder for 12.5-Acre Noida Land Parcel at ₹1,850 Crore
M3M has reportedly quoted ₹1,850 crore for a 12.5-acre mixed-use plot in Sector 108, Noida, significantly above the authority’s ₹835 crore reserve price.

Noida: M3M Group has emerged as the highest bidder for a 12.5-acre mixed-use land parcel in Sector 108, Noida, reportedly quoting around ₹1,850 crore in an auction conducted by the Noida Authority. The bid is more than twice the plot’s reserve price of ₹835 crore, highlighting strong developer interest in well-located land parcels in Noida.
The auction attracted participation from major real estate companies, with DLF Limited also taking part in the bidding process. M3M and DLF were among the developers shortlisted for the auction, while Godrej Properties was also shortlisted but did not participate in the final bidding round. The plot is planned for mixed-use development, allowing both residential and commercial components.

An M3M spokesperson declined to comment on the reported bid, while the Noida Authority had not officially released the auction results at the time of the report. The reported ₹1,850 crore bid therefore remains subject to formal confirmation by the authority.
The sharp difference between the reserve price and the reported winning bid points to continued demand for strategically positioned development land in Noida. Sector 108 benefits from its connectivity to key parts of Noida and the wider Delhi-NCR region, making large parcels suitable for integrated residential and commercial projects particularly attractive to developers.
The development follows another major Noida land auction involving Godrej Properties, which recently emerged as the highest bidder for a 4.95-acre residential plot in Sector 151 for ₹331.75 crore. Noida Authority officials have indicated that the proposed residential development on that parcel could have a revenue potential of more than ₹2,000 crore.
The next key step will be the Noida Authority’s official confirmation of the Sector 108 auction result and completion of the required formalities with the successful bidder. If the reported bid is confirmed, the parcel could eventually become a significant mixed-use development, adding another large project to Noida’s growing real estate pipeline.
