Jacob & Co Enters Mohali Real Estate Market With ₹2,500 Crore Luxury Housing Project

International luxury brand Jacob & Co has partnered with GB Realty to develop a premium residential project in Mohali, featuring celebrity-branded towers and a major investment.

  • The Mohali project is expected to involve an investment of approximately ₹2,400–2,500 crore.
  • The development will feature five residential towers, including two associated with Salman Khan.
  • GB Realty plans to invest over ₹5,000 crore across North India over the next three years.

International luxury watch and jewellery brand Jacob & Co is entering Punjab’s real estate market through a partnership with GB Realty for a high-end residential development on Airport Road, Mohali. Announced in October 2026, the project is expected to involve an investment of approximately ₹2,400–2,500 crore. It is being positioned as Punjab’s first branded-residences development and a notable expansion of luxury branded housing into a tier-2 Indian city.

The proposed development will spread across approximately nine acres of land acquired for nearly ₹550 crore through an authority auction, according to media reports. The project will combine Jacob & Co’s luxury design identity with premium residential offerings aimed at buyers in the Chandigarh, Mohali and Panchkula region. The development is also drawing attention because two of its proposed towers will be associated with Bollywood actor Salman Khan.

The project is planned to comprise five residential towers. Two are expected to carry the Salman Khan residences branding, while the remaining three will be associated with Jacob & Co. The international brand is expected to oversee the design identity of the development, bringing its luxury positioning into the residential property segment.

Salman Khan did not attend the project’s launch event but reportedly shared a video message explaining that he could not be present due to unavoidable circumstances. His association has added visibility to the announcement, although the available reports do not establish whether the actor has an ownership stake or has invested financially in the project.

The development follows earlier reports about proposed residential projects using names associated with Salman Khan in the Chandigarh region. However, the current Mohali project has been presented as a collaboration between Jacob & Co and GB Realty, with the actor’s name linked to two of the planned towers.

GB Realty is expected to invest approximately ₹2,400–2,500 crore in the project. The reported land acquisition cost is close to ₹550 crore, while the remaining expenditure is expected to cover construction, development and other project-related expenses.

The development reflects growing interest in branded residences, a housing format in which properties are designed, marketed or associated with a recognised luxury brand. Such projects typically aim to distinguish themselves through design, amenities, services and brand identity, although the specific features of the Mohali development have not yet been fully disclosed.

For prospective buyers, the project’s final value proposition will depend on factors such as apartment sizes, pricing, amenities, maintenance costs and the extent of the brand’s involvement in the finished development.

The Mohali project forms part of GB Realty’s broader expansion strategy. According to reported plans, the developer aims to invest more than ₹5,000 crore over the next three years as it expands its luxury residential portfolio across North India.

Over a five-year period, the company has also outlined a target of approximately ₹10,000 crore in cumulative investments, including around ₹3,500 crore for luxury and ultra-luxury housing.

If these plans progress as announced, the strategy could strengthen the developer’s presence in the premium housing segment and broaden its portfolio across key northern markets. However, these figures represent stated investment plans rather than completed expenditure.

The proposed development highlights the growing interest of luxury brands and developers in markets beyond India’s largest metropolitan areas. Mohali benefits from its proximity to Chandigarh and Panchkula, while Airport Road has emerged as an important corridor for real estate development and regional connectivity.

Branded residences have traditionally attracted attention in major urban markets, including Mumbai, Delhi-NCR and Bengaluru. The proposed Jacob & Co development could bring greater visibility to this housing format in the Chandigarh-Mohali region, where buyers seeking premium properties may be interested in internationally branded projects.

However, the announcement alone does not establish the project’s eventual market performance. Pricing, construction quality, delivery commitments, regulatory compliance and the actual services offered will be important factors in determining buyer interest.

Further details about the Mohali development, including apartment configurations, booking dates, prices and possession timelines, have not been established in the information currently available. Prospective buyers should wait for the developer’s official disclosures and verify the project’s registration and approvals before making any financial commitments.

The extent of Salman Khan’s contractual association with the project and whether it includes any financial participation also remain unclear from the reported information.

The proposed development nevertheless signals an effort to bring international luxury branding into Punjab’s residential property market. Its progress will depend on how the developers translate the brand positioning and investment plans into a completed, approved residential project.
