Kailash Kher Sells Mumbai BKC Office for ₹10.75 Crore After 10 Months
Singer Kailash Kher has sold a 2,619 sq ft office in Mumbai’s Bandra Kurla Complex for ₹10.75 crore, around ₹25 lakh above the price he paid for the property in November 2025.

Mumbai: Singer Kailash Kher has sold a 2,619 sq ft office space in Mumbai’s Bandra Kurla Complex (BKC) for ₹10.75 crore. Property registration records accessed by CRE Matrix show that the commercial unit was sold to Lakewater Retail Private Limited, with the transaction registered on September 9, 2026.
Kher had purchased the office in November 2025 for ₹10.50 crore, meaning the property changed hands for ₹25 lakh more than its original purchase price in roughly 10 months. The office is located on the seventh floor of Trade Centre, a commercial building opposite the MTNL Building in BKC’s Bandra East area. The deal also includes one car parking space.
According to the registration documents, the property was sold for a consideration of ₹10.75 crore, while the buyer paid ₹64.50 lakh in stamp duty. Based purely on the purchase and sale consideration, the property recorded an appreciation of around 2.4% during Kher’s ownership.
However, the ₹25 lakh difference should not be treated as the singer’s actual profit. Expenses such as stamp duty, registration charges, taxes, brokerage and other transaction-related costs can significantly affect the final returns from a property sale.
The office is situated in Trade Centre, a 10-storey commercial development in BKC. The building received partial occupancy certificates in 2008, covering the third to 10th floors in September and the ground floor and part of the first floor in October.
BKC has emerged as one of Mumbai’s most important commercial real estate markets, housing corporate offices, financial institutions and premium commercial developments. Its strategic location and connectivity have made office properties in the district attractive to both businesses and investors.
The transaction adds to the growing list of celebrity real estate deals in BKC. The area has attracted investments from several Bollywood personalities, underlining the appeal of Mumbai’s premium commercial and residential property markets.
For investors, the deal also illustrates an important point: a higher sale price does not automatically mean a strong investment return. In this case, the ₹25 lakh increase represents only the gross difference between the purchase and sale prices, before accounting for the various costs involved in buying and selling property.
The sale transfers ownership of Kher’s BKC office to Lakewater Retail Private Limited. The transaction is also likely to draw attention to pricing trends for commercial office spaces in BKC, where demand remains closely linked to corporate occupancy, connectivity and the limited availability of premium commercial properties.
