Hrithik Roshan Leases Goregaon Office for ₹4.84 Crore

Bollywood actor Hrithik Roshan has leased a 2,727 sq ft commercial office in Goregaon East to QuantumX Global for five years, with rent rising annually under the agreement.

Mumbai: Bollywood actor Hrithik Roshan has leased a 2,727 sq ft office space in Mumbai’s Goregaon East to QuantumX Global Private Limited for five years. The total rent over the 60-month lease is estimated at around ₹4.84 crore, according to property registration documents accessed by CRE Matrix.

The office is situated on the 14th floor of the E-Wing at Lotus Corporate Park, located within the Graham Firth Steel Compound in Goregaon East. The lease agreement was registered on August 31, 2026, and both the licence and rent commencement dates are set for September 5, 2026. The deal is notable as it adds to a series of commercial real estate transactions involving the Roshan family in Mumbai.

Under the agreement, the starting monthly rent is ₹7.30 lakh, with a 5% annual escalation. This would take the monthly rent to approximately ₹7.67 lakh in the second year, ₹8.05 lakh in the third year, ₹8.45 lakh in the fourth year and ₹8.87 lakh in the fifth year. Based on these scheduled increases, the cumulative rent works out to approximately ₹4.84 crore over the five-year term.

Hrithik Roshan and QuantumX Global Private Limited could not be reached for comment on the transaction. The details are based on registered property documents, which provide information about the lease tenure, rent and premises.

The latest deal adds to a busy period for Hrithik Roshan and his family in Mumbai’s commercial and residential property market. In August, Roshan reportedly leased nearly 6,000 sq ft of office space in Andheri West to Clearsynth Labs for a five-year term, with an initial monthly rent of ₹17 lakh. The premises reportedly include seven office units and seven car parking spaces.

The Roshan family has been active in Mumbai real estate in recent months. Hrithik’s parents, filmmaker Rakesh Roshan and Pramila Roshan, recently leased their apartment in Mumbai’s Juhu-Vile Parle Development Scheme for three years. The agreement was registered on August 24, 2026, with the total rental income expected to be around ₹1.89 crore.

Earlier in January 2026, Rakesh Roshan reportedly sold a 1.09-hectare plot in Pune district for ₹15 crore.

The family was also involved in several commercial property purchases in Mumbai in November 2025. Hrithik Roshan, HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd together purchased 10 office units in Andheri West for ₹28 crore. In another transaction, Rakesh Roshan and Pramila Roshan acquired five commercial office units in Andheri for ₹19.68 crore. Hrithik’s sister, Sunaina Roshan, also purchased two commercial units in Andheri East for ₹6.42 crore during the same month.

The Goregaon office lease will commence on September 5, 2026, and continue for 60 months. With a built-in 5% annual rent escalation, the agreement provides a predictable rental structure for the property owner while giving QuantumX Global access to commercial office space in one of Mumbai’s established business locations.
