TIAA Global Leases 2.5 Lakh Sq Ft Office Space in Pune for ₹320 Crore

TIAA Global Capabilities has taken nearly 2.5 lakh sq ft of office space at Panchshil Vantage in Pune’s Wagholi, committing to about ₹320 crore in rent over 10 years.

Pune: TIAA Global Capabilities Private Limited has leased around 2.56 lakh sq ft of office space in Pune’s Wagholi area, with the total rental commitment estimated at approximately ₹320 crore over 10 years. The lease is for office space at Panchshil Vantage, leased from P-One Infrastructure Private Limited, according to property documents.

The agreement commenced on June 1, 2026, and covers four floors of the commercial development. The first portion includes Floors 5, 6 and 7, measuring about 1.88 lakh sq ft, with rent payments scheduled to start from December 1, 2026. The remaining Floor 8 covers around 67,717 sq ft, with rental payments beginning in June 2027.

Under the agreement, TIAA Global will pay approximately ₹2.35 crore per month in rent and has provided a security deposit of around ₹14.11 crore. The lease also includes a 15% increase in rent every three years, meaning the company’s rental expenses will rise during the 10-year term.

TIAA Global Business Services India operates as the global capability centre of TIAA and provides retirement and investment-related services to individuals and institutions. The company was not immediately available for comment on the Pune office lease.

According to Raja Seetharaman, co-founder of Propstack, the deal reflects Pune’s growing importance as a destination for banking, financial services and insurance (BFSI) companies as well as global technology and shared-services operations. He noted that a 10-year commitment of this size indicates continued demand for Grade-A office developments in the Wagholi-Kharadi corridor.

The lease adds to a series of major commercial real estate transactions in Pune. Earlier this month, the State Bank of India (SBI) acquired leasehold rights to about 92,000 sq ft of land along with a roughly 1.83 lakh sq ft building at Kharadi Knowledge Park for ₹414 crore. The building comprises a basement, stilt level and 15 floors, along with 200 parking spaces.

The TIAA lease points to sustained demand for large, institutional-quality office spaces in Pune, particularly along the Kharadi-Wagholi growth corridor. Long-term commitments from large financial and corporate occupiers can provide greater occupancy visibility for commercial developers while supporting rental stability in established office micro-markets.

For companies, leasing large office campuses also allows them to expand their operations without making the upfront capital investment required to purchase commercial property.

TIAA Global’s office occupancy will be phased according to the two lease tranches, with rental obligations beginning at different times. The long-term agreement is expected to add a significant corporate presence to Panchshil Vantage and further strengthen Wagholi’s position within Pune’s expanding commercial office market.
