UP E-Registration Order Cancelled, Old Property Registration Restored

The Uttar Pradesh Stamp and Registration Department has cancelled its proposed e-registration system with immediate effect, restoring the earlier property registration process at sub-registrar offices across the state.

  • E-registration order issued on June 4, 2026, withdrawn immediately.
  • Property registration will continue through the existing offline process.
  • Buyers, sellers, advocates and deed writers will continue to attend registrations.

Lucknow: The Uttar Pradesh Stamp and Registration Department has withdrawn its proposed e-registration system for the first registration of development authority properties, reversing its earlier decision with immediate effect. The department has cancelled the order issued on June 4, 2026, meaning property registrations will continue under the existing procedure at sub-registrar offices.

Under the earlier proposal, the department planned to introduce an online registration system that would have eliminated the mandatory physical presence of buyers, sellers, deed writers and advocates during the first registration of development authority properties. The digital system also aimed to enable online document submission, with registration offices directly providing the required documents to applicants.

However, the government has now decided to restore the traditional process until further notice.

In a fresh order issued by Amit Gupta, Principal Secretary, Stamp and Registration Department, the government clarified that all registrations will now be carried out under the system that existed before June 4, 2026. Stamp and Registration Minister Ravindra Jaiswal said the department had developed the e-registration proposal as part of its broader plan to digitise property registration services, but the order has now been rescinded.

The decision provides immediate clarity for property buyers, development authorities, legal professionals and deed writers, who can continue using the familiar registration process without any procedural changes. It also removes uncertainty for ongoing property transactions that could have been affected by the transition to the new digital system.

For now, all first registrations of development authority properties in Uttar Pradesh will continue to be completed at sub-registrar offices following the existing rules. The state government has not announced whether a revised digital registration system will be introduced in the future or if changes will be made before re-implementing the proposal.
