Residents of Imperia Esfera Phase 2 in Gurugram Protest Against Maintenance Fee Hike
Residents of Imperia Esfera Phase 2 in Gurugram’s Sector 37C have alleged an abrupt maintenance fee increase, poor infrastructure upkeep, and critical fire safety and sewage treatment issues.

Gurugram: Residents of Imperia Esfera Phase 2 in Sector 37C Gurugram staged a protest on Saturday against the builder and the maintenance agency, alleging an unexpected hike in maintenance charges and highlighting several unresolved maintenance and safety concerns within the housing society.
The protest has drawn attention to issues including a non-functional sewage treatment plant (STP), deteriorating infrastructure, and allegedly inadequate fire safety systems. The matter is significant as it raises questions about resident safety and maintenance standards in high-rise residential communities.
According to residents, the maintenance charges were increased without prior consultation or notice. They also claimed that several critical facilities within the society are not functioning properly. Among the key concerns raised were the alleged failure of the STP, poor building upkeep, and non-operational fire safety equipment.
Residents said these issues have persisted despite repeated complaints and have created inconvenience as well as safety risks for families living in the complex.

Puran Singh, a resident of the society, alleged that untreated sewage is being discharged onto internal roads because the STP is not functioning. He further claimed that the condition of the buildings has deteriorated significantly within two years of occupancy, with plaster peeling off at several locations.
Another resident, Surrender Sharma, said that fire alarms, water pipelines connected to fire systems, and fire extinguishers were either non-functional or inadequately maintained. He stressed that such safety lapses could have serious consequences, especially in high-rise residential buildings.
The allegations have increased concerns among residents regarding health, hygiene, and emergency preparedness. Residents pointed out that recurring fire incidents in residential towers across the country have made proper maintenance of fire safety systems even more important.
They warned that failure to address these issues could put lives at risk and affect the overall living environment within the society.
Residents have indicated that they may escalate the matter to government authorities if corrective measures are not taken. They said they are prepared to approach the municipal authorities, pollution control board, and fire department regarding the alleged violations. In response, Harsh Pushkarna, Vice President of Pragati Associates Pvt Ltd, the agency appointed by Imperia Structure Limited for the project, said the society possesses a valid Fire No Objection Certificate (NOC) and that the fire safety equipment would be inspected.

Regarding the maintenance fee hike, he apologised for the manner in which the increase was communicated and stated that the issue would be discussed with residents in the next meeting.
